Master-planned villages, townhomes and HOA entries
Santa Clarita combines the communities of Valencia, Newhall, Saugus and Canyon Country. According to the Census Bureau's 2020-2024 American Community Survey five-year estimates, the median home was built in 1987, about 72 percent of occupied homes are owner-occupied, about 61 percent of housing units are single-family detached houses and about 20 percent are in buildings of five or more units.
Valencia is a master-planned community, and Wikipedia's list of Valencia residential villages names about 75 of them and labels the Woodlands and West Hills villages as gated. Listing pages describe a guard-gated Westridge Estates section, which we could not confirm elsewhere. Many villages have HOAs, so check your association's rules before you change the look of a gate.
On HOA entries, townhome driveways and single-family gates alike, we find the fault, repair or replace the worn part and test the safety devices before we leave.

What the Santa Clarita Valley does to a gate
Wikipedia lists mean daily highs near 94.7 degrees in July and 94.8 in August and a mean January low of 37.8 degrees, with rain mostly from December through March. Hot summers age batteries and plastic parts, and winter rain can reach keypads and control boxes.
Wikipedia says wildfire risk is highest when Santa Ana winds blow from the Mojave Desert. The Sand Fire began July 22, 2016 and burned 41,432 acres, and the Tick Fire began October 24, 2019 near Tick Canyon Road and forced more than 4,000 northeast Santa Clarita residents to evacuate. Local news headlines also report Southern California Edison power shutoffs that affected the Santa Clarita Valley in October 2019 and January 2021. Smoke, ash and dust coat photo eyes, and a gate that cannot open during an evacuation is a problem, so battery backup and a working manual release matter here.
Before fire season, test the backup battery, wipe the sensor lenses and practice the manual release so everyone in the house can open the gate by hand.
- Test the backup battery before fire season
- Wipe ash and dust from photo eyes
- Practice the manual release with the whole household
Why gates in Santa Clarita stop working
Some of these have a quick check you can try. If they do not solve it, call us.
| What you notice | Likely cause | What we do |
|---|---|---|
| Sliding gate jumps or scrapes on its track | Worn wheels, a dirty or bent track or a loose guide roller | Clean and straighten the track, replace wheels and rollers |
| Gate opens by itself or will not stay closed | A stuck input, a loop or sensor fault, or a loose latch | Trace the input, repair the sensor, realign the latch |
| Keypad or intercom is dead | Water in the unit, a wiring fault or a failed unit | Test the wiring, dry out or replace the keypad or intercom |
| Swing gate will not latch | The gate has dropped or the strike has moved | Realign the gate and the latch |
| Operator is slow or noisy | Dry hinges or bearings, a worn gear or arm, or a weak battery | Lubricate, replace the worn part, test the battery |
| Gate opens one way only | A limit setting, an obstruction or a failed board input | Reset the limits, clear the path, test the board |
Never stand in the path of an automatic gate while you test it.

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

Permits, HOAs and emergency access in Santa Clarita
City permits. The City of Santa Clarita's Permit Center is in City Hall, Suite 140, at 23920 Valencia Boulevard, phone (661) 255-4935, and the city site is santaclarita.gov. The city page says owners must get permits before a building is constructed, repaired or altered, but it says nothing about gates or gate operators, so we could not confirm a gate-specific rule. Call the city before a new gate or new electrical work.
HOAs. Many Valencia villages have HOAs. Check your own association's rules before you change a gate's style or color.
Emergency access. Gates can affect how fire and police reach a property. Ask the local fire department about key switch or Knox box requirements before you install or change a locked entry.
HOAs. If your neighborhood has an HOA with an architectural review board, ask before you change the design or color of a gate. We can write a scope of work for the review.
Safety standard. Automatic gate operators are covered by the UL 325 safety standard, which calls for entrapment protection such as photo eyes or safety edges. We test those devices before the gate goes back into service.
Santa Clarita gate repair: questions we hear
Is there gate repair near me in Santa Clarita?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in Santa Clarita (ZIP codes 91321, 91350, 91351, 91354, 91355 and 91387) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in Santa Clarita?
Yes. Electric gate repair near me in Santa Clarita means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in Santa Clarita?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
A humming operator with a gate that will not move usually means the gate is jammed or a part in the operator has failed, such as a capacitor or gear. Stop using it and call us before the motor burns out.
How much does gate repair cost in Santa Clarita?
The price depends on what failed, the size and weight of the gate and the parts. We quote after we see the gate or photos, and before work starts.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP codes do you serve in Santa Clarita?
Santa Clarita's street ZIP codes are 91321 in Newhall, 91350 in Saugus, 91351 and 91387 in Canyon Country, and 91354 and 91355 in Valencia. 91381 and 91384 are shared with unincorporated areas such as Stevenson Ranch, Castaic and Val Verde, so call us with your address if you are not sure we reach you.
Do you repair gates in Valencia villages with HOAs?
Valencia has about 75 named villages, according to Wikipedia's list, and many have HOAs. We repair the gate, operator, keypad or receiver. If you want to change the style, color or size of a gate, check your HOA's approval rules first.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
What happens to my electric gate in a power outage or evacuation?
Southern California Edison shutoffs have affected the Santa Clarita Valley, and wildfires have forced evacuations. A healthy backup battery lets the gate keep working, and every operator has a manual release. We test both and replace a weak battery.
Do you repair garage doors in Santa Clarita too?
Yes. See garage door repair in Santa Clarita for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
