An older city of small lots and shared driveways

San Fernando is a small city of about 2.4 square miles, completely surrounded by the City of Los Angeles. According to the Census Bureau's 2020-2024 American Community Survey five-year estimates, the median home was built in 1956, about 62 percent of occupied homes are owner-occupied, about 73 percent of housing units are single-family detached houses and about 11 percent are in buildings of five or more units.

A median build year of 1956 means many of the city's gates and driveways are old, and original posts, hinges and latches can be worn or out of line. Apartments and shared driveways may mean a repair involves neighbors or a property manager. We could not confirm any gated community or HOA in San Fernando.

On an older home we start with the gate itself, the posts, hinges and rollers, then test the operator, the sensors and the remotes.

  • Older swing gates with worn hinges and posts
  • Sliding gates and operators on small lots
  • Shared driveways and multi-unit entries

Valley heat, rain and shaking

What the San Fernando Valley does to a gate

Wikipedia's climate table for San Fernando lists a mean daily high of 93 degrees in August, a record high of 114 degrees, a record low of 23 degrees and about 18.58 inches of rain a year, mostly from November through March. Summer heat ages batteries and plastic parts, and winter rain can reach keypads and control boxes.

The February 9, 1971 San Fernando earthquake, according to Wikipedia, did its worst damage at hospitals in nearby Sylmar. Ground movement can shift posts and pillars and leave a gate out of line, so a gate that rubs or binds after a quake should be checked before it is used. We could not confirm Santa Ana wind figures or outage frequency for the city.

After heavy rain or shaking, check that the gate swings or slides freely, look for water in the keypad and control box and test the backup battery.

  • Check posts and hinges after a quake
  • Look for water in keypads and control boxes after rain
  • Test the backup battery before summer

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina Β· Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

Rules to know

Permits, HOAs and emergency access in San Fernando

City permits. City Hall is at 117 Macneil Street, phone (818) 898-1200, and the city's Building and Safety page on sanfernando.gov lists application forms, including one for walls and fences. We could not confirm whether a gate, a gate operator or its wiring needs a permit, so ask the city before a new gate or new electrical work. Public Works may issue separate permits for work in the public right of way, according to a third-party permit guide.

Fire service and history. The city's own job posting says fire and emergency medical service comes through a contract with the City of Los Angeles. The city adopted a Historic Preservation Element in 2005 and a preservation ordinance in 2008, and we could not confirm whether gate changes need historic review, so ask the city if your home is a landmark.

Emergency access. Fire and police need a way in. Before you install or change a locked entry, ask the local fire department about key switches and Knox boxes.

HOA review. Many associations review exterior changes such as gates. Check yours before you change a gate's design or color.

UL 325. This safety standard covers automatic gate operators and calls for entrapment protection such as photo eyes or safety edges. We test them before we leave.

FAQ

San Fernando gate repair: questions we hear

Is there gate repair near me in San Fernando?

Yes. Emil Garage Doors repairs swing and sliding driveway gates in San Fernando (ZIP 91340) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.

Is there electric gate repair near me in San Fernando?

Yes. Electric gate repair near me in San Fernando means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.

What is the difference between gate repair and electric gate repair in San Fernando?

Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.

Why does my electric gate hum but not open?

The gate is probably binding, or a gear, arm or capacitor has failed. Do not keep running it, because that can burn out the motor. Call us and we free the gate and test the operator.

How much does gate repair cost in San Fernando?

It depends on the gate type and the failed part. A remote, battery or sensor costs far less than a control board, an operator or a rebuilt post. We find the fault first, quote the price and start work only after you agree.

My gate does not work during a power outage. What can I do?

Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.

Should electric gates be serviced?

Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.

Can you repair a gate operator from any brand?

We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.

Which ZIP code do you serve in San Fernando?

The City of San Fernando uses ZIP code 91340. 91341 is a PO box ZIP, and 91344, 91345 and 91346 mostly serve Los Angeles neighborhoods, so call us with your address if you are not sure we reach you.

Do you also serve Sylmar, Pacoima, Mission Hills and Lake View Terrace?

Yes. San Fernando is surrounded by Los Angeles neighborhoods, with Sylmar to the north, Lake View Terrace to the east, Pacoima to the south and Mission Hills to the west. Those neighborhoods follow City of Los Angeles rules rather than San Fernando's, so ask the right city about permits.

Can a handyman fix a gate?

A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.

Do you repair garage doors in San Fernando too?

Yes. See garage door repair in San Fernando for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
