Apartments, condos, hillside houses and historic streets
Glendale is a renter-heavy city. According to the Census Bureau's 2020-2024 American Community Survey five-year estimates, about 65 percent of occupied homes are rented, about 53 percent of housing units are in buildings of five or more units, about 33 percent are single-family detached houses and the median home was built in 1966.
That mix means many gate repairs involve shared entries and garage gates at apartment and condo buildings, often arranged through a property manager or an association. Single-family areas include hillside streets such as Verdugo Woodlands West, and the city's historic districts include the palm-lined Royal Boulevard and the 1920s Rossmoyne subdivision, which a city survey found appears eligible for the Glendale Register. We could not confirm any named gated community or HOA in Glendale.
For a building entry or a hillside driveway, we find the fault, repair or replace the worn part and test the safety devices before we leave.
- Shared entries and garage gates at apartments and condos
- Hillside driveways in the Verdugo foothills
- Keypads, receivers and remotes managed by property managers
Why gates in Glendale stop working
Some of these have a quick check you can try. If they do not solve it, call us.
| What you notice | Likely cause | What we do |
|---|---|---|
| Sliding gate jumps or scrapes on its track | Worn wheels, a dirty or bent track or a loose guide roller | Clean and straighten the track, replace wheels and rollers |
| Gate opens by itself or will not stay closed | A stuck input, a loop or sensor fault, or a loose latch | Trace the input, repair the sensor, realign the latch |
| Keypad or intercom is dead | Water in the unit, a wiring fault or a failed unit | Test the wiring, dry out or replace the keypad or intercom |
| Swing gate will not latch | The gate has dropped or the strike has moved | Realign the gate and the latch |
| Operator is slow or noisy | Dry hinges or bearings, a worn gear or arm, or a weak battery | Lubricate, replace the worn part, test the battery |
| Gate opens one way only | A limit setting, an obstruction or a failed board input | Reset the limits, clear the path, test the board |
Never stand in the path of an automatic gate while you test it.

What the Verdugo foothills do to a gate
Wikipedia lists average daily highs near 87 degrees in July and 88 in August, a record high of 115 degrees on September 6, 2020 and roughly 17 to 21 inches of rain a year, mostly in winter. It adds that Santa Ana winds blow once or twice a year from October to December, up to 70 miles per hour, with gusts up to 100 in mountain passes and canyons.
According to the Glendale News-Press, the city council adopted CAL FIRE's updated fire hazard maps in 2025, adding 7,410 parcels to the Very High zone, and 63 percent of the city is wildland-urban interface. NBC LA says wind-driven embers from the Verdugo Mountains drove the change. The La Tuna Fire of September 1, 2017 put about 250 Glendale homes under evacuation orders. Glendale Water and Power, the city-owned utility, serves about 91,000 electric customers. Ash and dust coat photo eyes, and a gate that cannot open during an evacuation or an outage is a safety problem.
Before fire season, test the backup battery, wipe the sensor lenses and practice the manual release.
- Test the backup battery before fire season
- Wipe ash and dust from photo eyes
- Check hinges and latches after Santa Ana winds

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Price before work
You get the price and your options before we begin.

Keeping the gate safe until the technician comes
A gate that moves wrong is a hazard. Leave a jammed gate where it is, keep the path clear and do not keep pressing the remote.
If you have to open a gate by hand, find the manual release first and follow the maker's directions. Tell us what you did when you call.
- Stop using the operator if the gate drags or hums
- Do not touch wiring or the control box
- Write down the brand, the gate type and what the gate does
Permits, HOAs and emergency access in Glendale
City permits. Glendale's Building and Safety Division Permit Services Center is at 633 E. Broadway, Room 101, phone (818) 548-3200 according to city pages, and the city site is glendaleca.gov. We could not confirm whether a gate, a gate operator or its wiring needs a permit, so call the city before a new gate or new electrical work.
Fire and historic rules. Owners in the Very High zone face annual vegetation-management inspections, and the city lists defensible space of 100 to 200 feet in high and very high zones. Glendale has a Register of Historic Resources and a historic district program, and we could not confirm whether gate changes need historic review, so ask the city if your home is in a district.
Emergency access. Gates can affect how fire and police reach a property. Ask the local fire department about key switch or Knox box requirements before you install or change a locked entry.
HOAs. If your neighborhood has an HOA with an architectural review board, ask before you change the design or color of a gate. We can write a scope of work for the review.
Safety standard. Automatic gate operators are covered by the UL 325 safety standard, which calls for entrapment protection such as photo eyes or safety edges. We test those devices before the gate goes back into service.

Glendale gate repair: questions we hear
Is there gate repair near me in Glendale?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in Glendale (ZIP codes 91201 through 91208 and 91210) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in Glendale?
Yes. Electric gate repair near me in Glendale means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in Glendale?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
A humming operator with a gate that will not move usually means the gate is jammed or a part in the operator has failed, such as a capacitor or gear. Stop using it and call us before the motor burns out.
How much does gate repair cost in Glendale?
The price depends on what failed, the size and weight of the gate and the parts. We quote after we see the gate or photos, and before work starts.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP codes do you serve in Glendale?
Glendale's street ZIP codes are 91201 through 91208 and 91210. 91209, 91221, 91222, 91224, 91225 and 91226 are PO box ZIPs. 91207 and 91208 partly cover foothill areas, and 91214 is La Crescenta, which is unincorporated, so call us with your address if you are not sure we reach you.
Do you repair shared entry and garage gates at Glendale apartments and condos?
Yes. About 53 percent of Glendale's housing units are in buildings of five or more units, according to the Census Bureau, so many of our gate calls are shared entries. We repair the gate, operator, keypad or receiver and test the safety devices, usually with a property manager or association.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Does the fire hazard zone matter for my gate?
The city adopted updated CAL FIRE hazard maps in 2025, and a large part of Glendale is wildland-urban interface. Fire weather makes battery backup and a working manual release more important. We test both. Ask the city whether your address is in the Very High zone before you choose new gate materials.
Do you repair garage doors in Glendale too?
Yes. See garage door repair in Glendale for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
