A small city of older homes
South Pasadena covers about 3.4 square miles. According to the Census Bureau's 2020-2024 American Community Survey estimates, the median home was built in 1953, about 44 percent of housing units are single-family detached houses and about 7 percent are attached homes such as townhouses. About 44 percent of occupied homes are owner-occupied.
The city's own Building Division page says about 2,500 properties are on its Cultural Heritage Inventory and that most homes 50 or more years old are listed. Gates on houses of that age may still have their original posts and hinges, and a newer operator may be bolted to them. We could not confirm any named gated or HOA community in South Pasadena, so check with your association first.
We start with the gate itself, its hinges, posts and track, then test the operator, the sensors and the remotes. If your home is on the inventory, ask the city before you change how the gate looks.
- Gates on homes from the mid-century and earlier
- Original posts and hinges with newer operators
- Keypads, remotes and sensors

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

What the weather does to a gate
South Pasadena has no weather station of its own in the sources we read, so we use nearby figures. Wikipedia's Pasadena table lists mean daily highs from 67.2 degrees in December to 91.3 degrees in August, and its San Gabriel table lists a warmest mean daily high of 87.6 degrees in August with about 15.7 inches of rain a year. Summer heat ages backup batteries and plastic parts.
The January 2025 Santa Ana windstorm hit the Pasadena area, and the City of Pasadena warned of widespread 60 to 80 mph gusts, according to an NPR segment on Connecticut Public. We found no South Pasadena gust reading. The city's own site says it is adopting a revised Fire Hazard Severity Zone map, and we could not confirm which streets are in a Very High zone.
Test the backup battery before summer, practice the manual release and wipe the sensor lenses a few times a year.
- Test the backup battery before summer
- Practice the manual release
- Wipe sensors and check hinges after wind
Why gates in South Pasadena stop working
Some of these have a quick check you can try. If they do not solve it, call us.
| What you notice | Likely cause | What we do |
|---|---|---|
| Sliding gate jumps or scrapes on its track | Worn wheels, a dirty or bent track or a loose guide roller | Clean and straighten the track, replace wheels and rollers |
| Gate opens by itself or will not stay closed | A stuck input, a loop or sensor fault, or a loose latch | Trace the input, repair the sensor, realign the latch |
| Keypad or intercom is dead | Water in the unit, a wiring fault or a failed unit | Test the wiring, dry out or replace the keypad or intercom |
| Swing gate will not latch | The gate has dropped or the strike has moved | Realign the gate and the latch |
| Operator is slow or noisy | Dry hinges or bearings, a worn gear or arm, or a weak battery | Lubricate, replace the worn part, test the battery |
| Gate opens one way only | A limit setting, an obstruction or a failed board input | Reset the limits, clear the path, test the board |
Never stand in the path of an automatic gate while you test it.

Permits, HOAs and emergency access in South Pasadena
City permits. South Pasadena's Building Division is at 1414 Mission Street, with the Building Official and permit technician at (626) 403-7224 and information on southpasadenaca.gov. Its FAQ lists fences or gates of 6 feet or less as needing no permit. It does not address gate operators or their wiring, so call before new electrical work or a taller gate.
Heritage review. The city says like-for-like changes on inventory properties typically get staff approval over the counter, minor projects can get a Chair Review in about 7 to 10 days, and larger changes go to a board or commission.
Emergency access. Gates can affect how fire and police reach a property. Ask the local fire department about key switch or Knox box requirements before you install or change a locked entry.
HOAs. If your neighborhood has an HOA with an architectural review board, ask before you change the design or color of a gate. We can write a scope of work for the review.
Safety standard. Automatic gate operators are covered by the UL 325 safety standard, which calls for entrapment protection such as photo eyes or safety edges. We test those devices before the gate goes back into service.

South Pasadena gate repair: questions we hear
Is there gate repair near me in South Pasadena?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in South Pasadena (ZIP 91030) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in South Pasadena?
Yes. Electric gate repair near me in South Pasadena means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in South Pasadena?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
A humming operator with a gate that will not move usually means the gate is jammed or a part in the operator has failed, such as a capacitor or gear. Stop using it and call us before the motor burns out.
How much does gate repair cost in South Pasadena?
The price depends on what failed, the size and weight of the gate and the parts. We quote after we see the gate or photos, and before work starts.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP code do you serve in South Pasadena?
South Pasadena uses ZIP code 91030. ZIP code 91031 is PO box only. Call us with your address if you are not sure we reach you.
Does a gate in South Pasadena need a permit?
The city's Building Division FAQ lists fences or gates of 6 feet or less as needing no permit. It does not mention gate operators or electrical wiring, so ask the Building Division before new electrical work.
Does design review apply to a gate on a heritage home?
The city says historic designation affects exterior changes but does not necessarily prevent them, and like-for-like changes can get staff approval. We could not confirm how this applies to a gate, so ask the Building Division if your home is on the Cultural Heritage Inventory.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in South Pasadena too?
Yes. See garage door repair in South Pasadena for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
