Planned communities built from the late 1980s on
According to the Census Bureau's 2020-2024 estimates, the median home in Temecula was built in 1998. About 68 percent of occupied homes are owner-occupied and about 77 percent of all homes are detached houses, with another 3 percent attached. Roughly one in seven sits in a building with five or more units. Springs are rated for a set number of open-and-close cycles, and doors from the late 1990s are now well into that range.
Wikipedia says the city annexed the master-planned Redhawk community in 2005. Listing sites describe parts of Redhawk as gated and golf-oriented, Roripaugh Ranch as a master-planned association community, and Wolf Creek as about 1,800 homes in fourteen neighborhoods, though we could not verify any gate or association rule. For Harveston we found no reliable association details. If you live in a planned community, check its architectural guidelines before you pick a new door.
Many doors here are wide and heavy, and some homes have two or three separate doors. We weigh and balance each one before choosing springs, and we add a battery backup when an older opener is replaced.
- Springs near their rated cycles on 1990s doors
- Wide, heavy doors on newer tracts

I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Temecula weather does to a garage door
Wikipedia classes Temecula as hot semi-arid, with data credited to the Western Regional Climate Center and no station named. It puts the average daily high at 96.7 degrees in July and 97.6 in August, the August record at 118, and annual precipitation at 13.05 inches. Attic and garage heat dries out lubricant, hardens seals and works on the plastic parts of an opener.
Wikipedia says strong, dry northeast Santa Ana winds arrive in late fall and winter, and it records a rare tornado that touched down in a Temecula neighborhood on February 19, 2005. In December 2024, Patch reported about 9,000 Edison customers in Riverside County without power ahead of Santa Ana winds near Temecula, with gusts up to 35 mph. We did not verify how often outages occur. When the power is out, use the manual release, and call us before you force a stuck door.
Before summer and again before the wind season, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup.
- Know where the manual release is
- Oil rollers and hinges before summer

Battery backup, permits and design rules in Temecula
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Temecula is its own city, so its rules come from the City of Temecula, not Riverside County. The Permit Center is at 41000 Main Street, open Monday to Friday 8 a.m. to 5 p.m., and the city lists 951-694-6439 for Building and Safety and 951-694-6476 for permits. The city's Building and Safety page does not mention garage doors. A search summary says projects with electrical or structural work need a building permit, but we could not read that page. We could not confirm a garage-door-specific rule, so ask the Permit Center at temeculaca.gov before the work.
Fire hazard zones and planned communities. After CAL FIRE's March 2025 update, the city released new Fire Hazard Severity maps with an address lookup, sorted into Moderate, High and Very High. We could not verify which streets are in the zones or whether a door job is affected. Old Town is a named landmark, but we found no design rule for garage doors. Homeowners associations are not city-regulated, so check your association's rules before you order.

Temecula garage door repair: questions we hear
Is there garage door repair near me in Temecula?
Yes. Emil Garage Doors repairs garage doors in Temecula (ZIP 92590, 92591 and 92592) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Temecula?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Temecula?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Temecula?
Temecula homes use ZIP codes 92590, 92591 and 92592, according to zip-codes.com. ZIP codes 92589 and 92593 are for PO boxes only. The three ZIPs cover more people than live inside the city, so they reach past the city limits. Call us with your street and we confirm we reach it. We also serve nearby Murrieta and Wildomar.
Does a garage door replacement in Temecula need a permit?
We could not confirm a garage-door-specific permit rule for Temecula, because the city's Building and Safety page does not mention garage doors. Call the Permit Center at 951-694-6439 to ask whether your door or opener work needs a permit.
Does my Redhawk or Roripaugh Ranch HOA control my garage door?
We could not verify any association's rules. Listing sites describe both as master-planned communities with associations. Many associations review the color and style of a replacement door, so ask yours for its guidelines before you order.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Temecula?
Yes. See gate repair and electric gate repair.
