A railroad town grown into a city of detached houses
According to the Census Bureau's 2020-2024 estimates, the median home in Tracy was built in 1995. About 65 percent of occupied homes are owner-occupied, and about 81 percent of all homes are detached houses, so nearly every garage serves a single-family home. Roughly one in eleven sits in a building with 5 or more units. The median owner-occupied home value is about $699,000. Springs are rated for a set number of cycles, and a door from the mid-1990s is nearing that point.
Wikipedia says Tracy grew up along Central Pacific rail lines built mainly by Chinese laborers between 1868 and 1878 and is named for railroad director J. J. Tracy. The old Tracy City Hall and Jail stands on West 7th Street and the Tracy Inn on West 11th Street. The city covers about 26 square miles, with Interstate 205 along the north side, Interstate 5 to the east and Interstate 580 to the southwest. We could not verify any named gated community or association rules, including in Tracy Hills.
Tell us your cross street and whether the garage is a single door, a pair or a three-car bay, and we book the soonest visit. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced.

What Tracy heat does to a garage door
Wikipedia's climate table uses the Tracy Pumping Plant station for 1991-2020. It puts the average high at 92.6 degrees in July and 91.8 in August, with an annual average of 74.4. The record high is 112 degrees, reached in June, July and September, and the record low is 17 degrees, in December. Rain is about 12.5 inches a year, almost none from June to September, and the article calls the climate semi-arid. We did not verify a count of 100-degree days or any power outage record for the city.
The Corral Fire began on June 1, 2024 near the Lawrence Livermore National Laboratory Site 300, southwest of Tracy. News reports say it grew to about 14,168 acres, closed Interstate 580 between Corral Hollow Road and Interstate 5, burned one home and several outbuildings, and led to evacuation orders for the neighborhoods nearest the fire before warnings were lifted on June 3. If you ever have to leave in a hurry, make sure the door closes and the opener's manual release is easy to reach.
Long hot summers dry out rubber seals and lubricant. Twice a year, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup.
- Oil rollers and hinges before summer
- Check the bottom seal for cracks
- Test the battery backup twice a year

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

Battery backup, permits and design rules in Tracy
Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
City permits. Tracy is its own city, so its rules come from the City of Tracy. The Building Safety Division is at 333 Civic Center Plaza, and the city lists permit technicians at (209) 831-6400 on Monday through Thursday from 8 a.m. to 6 p.m. and on alternating Fridays from 8 a.m. to 5 p.m., plus plancheck@cityoftracy.org and a main line of (209) 831-6000. Construction documents are accepted only electronically. The permit types the city lists do not include garage doors, and its page does not say when a permit is required, so we could not confirm a garage-door-specific rule. Call (209) 831-6400 or check cityoftracy.org before the work.
Associations and design rules. We could not verify any historic, hillside or association rule that applies to garage doors in Tracy. If you live in a planned community, check your association's guidelines before you order a new door.

Tracy garage door repair: questions we hear
Is there garage door repair near me in Tracy?
Yes. Emil Garage Doors repairs garage doors in Tracy (ZIP 95376 and 95377) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Tracy?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Tracy?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Tracy?
Tracy homes use ZIP codes 95376 and 95377, according to zipcodes-us.com. ZIP code 95391 belongs to Mountain House, which is an unincorporated community and not part of the city. We also serve nearby Lathrop, so call us with your street and we confirm we reach it.
Does a garage door replacement in Tracy need a permit?
We could not confirm a garage-door-specific permit rule for Tracy, because the city's Building Safety page does not say when a permit is required or mention garage doors. Call the Building Safety Division at (209) 831-6400 to ask whether your door or opener work needs a permit.
Does Tracy's summer heat wear out a garage door?
Tracy summers are hot and dry, with average highs above 90 degrees in July and August according to the NOAA station table on Wikipedia. As general advice, not a Tracy statistic, heat dries rubber seals and lubricant, and a door that has been cycled for years has springs close to their rating. Oiling rollers and hinges before summer helps.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Tracy?
Yes. See gate repair and electric gate repair.
