What West Covina heat and earthquakes do to a garage door
We found no station-backed temperature or rainfall figures for West Covina, so we will not quote any. Wikipedia describes a hot-summer Mediterranean climate, with summer averages above 73 degrees, at an elevation of 384 feet. Long dry summers dry out the oil on rollers and hinges, and the few rainy weeks of winter settle into the tracks and bottom seals.
West Covina is on the USGS list of places that felt the Chino Hills earthquake of 29 July 2008, at intensity VI. A USGS archive page also shows a strong-motion recording station at South Orange Avenue for the 1987 Whittier Narrows earthquake. We found no West Covina damage report for either one. The city's own permit page says Southern California Edison is the electric utility, so a power cut means the door needs its manual release.
Twice a year, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. After a noticeable shake, look at the brackets and tracks before you run the opener again.
- Oil rollers and hinges before summer
- Test the battery backup twice a year
- Check tracks and brackets after a shake

Tract homes from the 1960s, with a large renter share
According to the Census Bureau's 2020-2024 estimates, the median home in West Covina was built in 1967. About 64 percent of homes are detached single-family houses, about 9 percent are attached, and about 22 percent are in buildings of five or more units. About 60 percent of occupied homes are owner-occupied, which leaves roughly four in ten households renting.
Wikipedia says West Covina was incorporated on 17 February 1923, and it names Eastland Center, Plaza West Covina, the 315-acre West Covina Sportsplex and the Shoehorn Museum among its landmarks. The Eastland Tower is described as the tallest building in the city and in the San Gabriel Valley. A house from 1967 is now well past 50 years old, so many of its original doors have been swapped at least once, and some of those replacements are 25 years old themselves.
If you rent, tell your landlord or property manager before you call us, because they usually decide who may approve and pay for the repair. We look at the whole door, not only the broken part, so you hear about any worn spring, cable or roller before work starts.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What your garage door is telling you in West Covina
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.
Battery backup, permits and design rules in West Covina
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
West Covina Building Division. The office is at City Hall, 1444 West Garvey Avenue South, phone 626-939-8425 (westcovina.gov). The city's FAQ says only the property owner or a contractor with the proper state license can pull a permit, and that most work on a home needs one, listing re-roofing, windows, patios and electrical service upgrades. It does not mention garage doors or openers, so we could not confirm whether a garage door or opener replacement needs a permit. Call the Building Division to confirm before a replacement.
Hillside and fire maps. A code mirror (a weaker source than the city itself) shows a Hillside Overlay in the zoning code, mapped as H, with rules for new hillside buildings. It does not address garages or driveways, so verify it on the official code. The city also posted a State Fire Marshal fire hazard map dated 24 March 2025 for the areas it is responsible for. We could not read which West Covina areas it covers or confirm that the city adopted it, so ask the city if your street is near open land.

West Covina garage door repair: questions we hear
Is there garage door repair near me in West Covina?
Yes. Emil Garage Doors repairs garage doors in West Covina (ZIP 91790, 91791 and 91792) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in West Covina?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in West Covina?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in West Covina?
West Covina's street-delivery ZIP codes are 91790, 91791 and 91792. ZIP 91793 is for post office boxes only. Some addresses toward the north end, on streets such as Badillo Street, Grand Avenue and Glendora Avenue, belong to the city of Covina, so the street address decides. Call us if you are not sure we reach your address.
Does a garage door replacement need a permit in West Covina?
We could not confirm a garage-door-specific rule, because the city's permit pages do not mention garage doors or openers. The city says most work on a home needs a permit, so call the Building Division at 626-939-8425 before a replacement and confirm the answer with the city.
What is the most common problem with garage doors?
A broken torsion spring is the most common problem, followed by snapped cables, worn rollers, misaligned sensors and doors that jump the track. On a home built in the 1960s, expect to find more than one tired part.
Can a handyman fix a garage door?
A handyman can usually deal with a misaligned sensor or a worn roller. Springs and cables are under high tension and can cause serious injury, so those jobs belong to a trained technician.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in West Covina?
Yes. See gate repair and electric gate repair.
