Mostly 1970s to 1990s homes, with many condos and townhomes
According to the Census Bureau's American Community Survey for 2020-2024, Bloomingdale has about 9,423 housing units with a median year built of 1981. About 38 percent were built in the 1970s, 17 percent in the 1980s and 24 percent in the 1990s, and only about 10 percent date from before 1970. Original doors and openers from the 1970s and 1980s are now 35 to 55 years old, so many are on a second set of springs or a second opener.
Only about 45 percent of the village's homes are single-family detached houses; about 23 percent are attached single-family homes and about 26 percent are in buildings of five or more units, and about 75 percent of occupied homes are owner-occupied. Wikipedia says the Meacham family settled the area in 1833 and that the population grew from 338 in 1950 to 12,659 in 1980. We could not verify any homeowners' association rules, so ask your association or building manager before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original springs and openers on 1970s and 1980s homes

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

What Bloomingdale weather does to a garage door
The nearest NOAA station table we could use is Chicago O'Hare Airport, about 9 miles east of Bloomingdale, so it is a stand-in, not a Bloomingdale reading. According to Wikipedia's 1991-2020 normals, the January average high there is 31.6 degrees and the low 18.8, the July high 84.5, and the year brings about 37.9 inches of precipitation and 38.4 inches of snow. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
In the January 2019 polar vortex the National Weather Service recorded minus 23 degrees at O'Hare with a wind chill of minus 52, and minus 29 degrees at DuPage Airport in West Chicago, though it notes that not all of the listed readings are official. For the August 10, 2020 derecho the Service lists EF-1 tornadoes at Wheaton and at Lombard and Villa Park in DuPage County. We could not verify Bloomingdale-only damage or outage figures. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Bloomingdale
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Bloomingdale is an incorporated village with its own government. Its Building and Zoning Department is at Village Hall, 201 S. Bloomingdale Rd., phone (630) 671-5660, email buildingandzoning@vil.bloomingdale.il.us, weekdays 8:30 a.m. to 4:30 p.m., on villageofbloomingdale.org. The village's permit handouts cover fences, hot tubs, roofing, sheds and solar, but not garage doors or openers, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the department before the work. The village's contractor sheet says there is no application or fee to work in the village, but it asks for a detailed written scope of work with every permit submittal and, depending on the permit type, a $10,000 surety bond, a certificate of insurance and a trade license. We could not confirm how that applies to garage door installers, so ask the department.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Permit rules are set village by village.

Bloomingdale garage door repair: questions we hear
Is there garage door repair near me in Bloomingdale?
Yes. Emil Garage Doors repairs garage doors in Bloomingdale (ZIP 60108) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Bloomingdale?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Bloomingdale?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Bloomingdale?
Bloomingdale's main ZIP code is 60108, which covers about 98 percent of the village, and small edges of the village fall in 60172, 60101, 60157 and 60139, according to Census ZIP maps. Call us if your address is near Roselle, Glendale Heights or Carol Stream and you are not sure we reach it.
Do you service garage doors on townhomes and condos in Bloomingdale?
Yes. About a quarter of Bloomingdale's homes are attached single-family homes and about a quarter are in buildings of five or more units, according to Census estimates, so many doors are shared or fall under an association's rules. Tell us who owns the door when you call, so we can plan the visit.
Do you repair garage doors after a storm in Bloomingdale?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
