Newer subdivisions around an older core, with a median build year of 1982

According to the Census Bureau's American Community Survey for 2020-2024, Bloomington has about 37,162 housing units with a median year built of 1982. About 17 percent were built in the 1990s and about 17 percent in the 2000s, while about 15 percent date from 1939 or earlier and about 26 percent from before 1960. That means two kinds of calls: second-generation springs and openers on 1980s and 1990s homes, and old frames and tracks near downtown.

About 55 percent of the city's homes are single-family detached houses, about 26 percent are in buildings of five or more units and about 62 percent of occupied homes are owner-occupied. Wikipedia lists historic sites including the McLean County Courthouse and Square, the East Grove Street District and the White Place Historic District. We could not verify whether any rules cover garage doors there, or any homeowners' association rules, so ask before you change how a door looks.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Second sets of springs and openers on 1980s and 1990s doors
  • Old frames and tracks in the older core
  • Wide doors on larger newer homes

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
★★★★★
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Bloomington weather does to a garage door

Wikipedia's Bloomington climate figures give a January average high of 31 degrees and low of 14, a July high of 86, a record low of minus 23 in January 1985 and a record high of 114 in July 1936. The Normal 4NE station table next door, which we use only as a stand-in, shows about 39 inches of precipitation and 20 inches of snow a year. Hard freezes stiffen grease and weatherstripping and strain the opener.

The Weather Service's list for January 30, 2019 shows Bloomington Airport at minus 21 degrees and a wind chill of minus 53 at Central Illinois Airport, and says not all of the data are official. Its reports for August 10, 2020 list a 64 mph gust at the Bloomington Airport and a large limb through a roof on West Walnut, but we could not verify Bloomington outage figures.

Each fall, look at the springs and cables for gaps, fraying or rust, and listen for scraping in the tracks. If the door shudders or the opener strains in the cold, stop using it and call us rather than forcing it.

Rules to know

Opener safety, permits and design rules in Bloomington

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits and contractor registration. Bloomington is an incorporated city with its own government, at bloomingtonil.gov. Its Building Safety Division is part of Development Services; a permit directory and search summaries give its office at 115 E. Washington Street, phone (309) 434-2226, email comdev@cityblm.org. The city's pages would not open for us, so we read them only through search summaries. They say contractors pulling permits for work in Bloomington must be registered with the city, and that a permit is required to construct, enlarge, alter, repair, move or demolish a building or structure. We could not confirm whether a replacement garage door or an opener swap needs a permit, so ask the division before the work.

State rules. The Illinois Department of Financial and Professional Regulation's list of professions has no garage door, overhead door or general contractor category, so we found no state license for garage door work. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling over $1,000 needs a signed written contract or work order; maintenance, service or repairs under $500 are left out of the Act. Illinois has no statewide building code, so permit rules are set city by city.

FAQ

Bloomington garage door repair: questions we hear

Is there garage door repair near me in Bloomington?

Yes. Emil Garage Doors repairs garage doors in Bloomington (ZIPs 61701, 61704 and 61705) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Bloomington?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Bloomington?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Bloomington?

Bloomington is served by ZIP codes 61701, 61704 and 61705. A Census overlay puts about 46 percent of the city in 61704, 38 percent in 61701 and 15 percent in 61705. Call us if your address is near Normal and you are not sure we reach it.

Does Bloomington require contractors to register?

Search summaries of the city's Contractor Registration page say contractors pulling permits for work in Bloomington must be registered with the city. We could not confirm whether a door replacement or opener swap needs a permit, so ask the Building Safety Division at (309) 434-2226 before the work.

Do you work on houses in Bloomington's older neighborhoods?

Yes. About 26 percent of the city's homes were built before 1960, according to Census estimates, so original frames, tracks and hardware turn up. We look at the track, frame and springs together and explain what we find before we quote.

Can a handyman fix a garage door?

A handyman can often handle a sensor, a roller or a loose bracket. Springs and cables hold a great deal of tension and need a trained technician, so please do not try to adjust them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
