Mostly pre-1960 housing, with a lot of two-flats and small apartment buildings
According to the Census Bureau's American Community Survey for 2020-2024, Cicero has about 26,203 housing units with a median year built of 1938. About 62 percent date from 1939 or earlier and about 82 percent from before 1960, so the doors, tracks and openers on many properties are far older than the springs and cables someone replaced on them. When a call involves an old frame or track, we look at that before we price new parts.
About 42 percent of Cicero's homes are single-family detached houses, about 29 percent are two-unit buildings, about 13 percent have three or four units and about 12 percent have five or more; about 55 percent of occupied homes are owner-occupied. A garage can therefore serve several households, so tell us who owns the door and who will be home. We could not verify any homeowners' association rules.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Old tracks and frames on pre-1960 garages
- Doors shared by the units of a two-flat or small building
- Opener swaps on doors that have been rebuilt more than once

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

What Cicero weather does to a garage door
The closest station table we could use is Chicago Midway, about 4 miles south of the town center, which puts the January average high at 32.8 degrees and the low at 19.5, the July high at 85.2, and the year at about 41 inches of precipitation and 39 inches of snow, according to Wikipedia's 1991-2020 normals. It is a stand-in, not a town reading. Cold stiffens grease and weatherstripping, loads the opener and can finish off a spring that is already near the end of its cycles.
The Weather Service's record-cold page for January 30-31, 2019 lists Midway at minus 22 degrees with a wind chill of minus 51 and O'Hare at minus 23, and says not all of the data are official; it does not list Cicero. Its write-up of the August 10, 2020 derecho says at least a million customers lost power, some for more than two weeks, and does not name Cicero, so we could not verify Cicero-only gusts or outage figures. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, put a light lubricant on the rollers and hinges, and test the safety reverse with a board on the floor. After a hard freeze, check that the bottom seal has not frozen to the slab before you press the button.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Cicero
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
Town permits. Cicero is an incorporated town with its own government. Its Building Department is in Town Hall at 4949 West Cermak Road, phone (708) 656-3600, open Monday to Friday 8 a.m. to 6 p.m., on thetownofcicero.com. The town's Building Permit Requirements page lists, among work that typically needs no building permit, replacing storm doors, screen doors or overhead garage doors in existing openings, and it lists altering door or window openings as needing one. It does not mention garage door openers, and it says new electrical lines or circuits must be run by a contractor who holds the required license, so ask the department before an opener job that adds wiring. The town's Business Licenses page says every business operating in Cicero must get a business license first and lists contractor license forms and a bond-and-insurance document; we did not read the details, so confirm how they apply to a service call.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Illinois has no statewide building code, so permit rules are set town by town.

Cicero garage door repair: questions we hear
Is there garage door repair near me in Cicero?
Yes. Emil Garage Doors repairs garage doors in Cicero (ZIP 60804) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Cicero?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Cicero?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Cicero?
Cicero's street ZIP code is 60804, according to ZIP directories and a Census ZIP overlay of the town. Call us if your address is near Berwyn or Stickney and you are not sure we reach it.
Does replacing a garage door in Cicero need a permit?
The town's permit page lists replacing overhead garage doors in existing openings as work that typically needs no building permit, but it does not mention openers or new wiring. Call the Building Department at (708) 656-3600 if your job changes the opening or adds electrical work.
Do you work on garages behind two-flats and small apartment buildings?
Yes. According to Census estimates, about 29 percent of Cicero homes are two-unit buildings and about 25 percent have three or more units. Tell us how many doors there are and who owns them, since an owner or landlord may need to approve the work.
Can a handyman fix a garage door?
A handyman can usually deal with a sensor, a roller or a loose bracket. Springs and cables hold a lot of tension and need a trained technician, so do not try to adjust them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
