Mostly 1980s and newer houses in the county seat
According to the Census Bureau's American Community Survey for 2020-2024, Edwardsville has about 10,609 housing units with a median year built of 1986. About 71 percent are single-family detached houses, about 67 percent of occupied homes are owner-occupied, and the Census puts the median value of an owner-occupied home at $299,800. A door from 1986 is now close to 40 years old, so original springs and openers are due for a look.
Edwardsville is the Madison County seat and the home of Southern Illinois University Edwardsville. Wikipedia lists two historic areas, the Leclaire historic district and the Saint Louis Street historic district, which was listed in 1983. We could not verify what rules apply to garage doors in either, or any homeowners' association rules, so ask your association or the city before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

What Edwardsville weather does to a garage door
Wikipedia's Edwardsville article gives a July average high of about 90 degrees and a January average low of about 19, with monthly precipitation from about 2 inches in January to about 4.2 inches in May, and records of minus 27 in January 1977 and 114 in July 2012. Heat wears springs, cables and seals, and January cold stiffens the grease on rollers and hinges.
On December 10, 2021 an EF3 tornado hit an Amazon warehouse in Edwardsville, according to Wikipedia, and a preliminary National Weather Service report also noted downed trees and interrupted power. We could not verify damage to homes or garage doors. After any storm, look at the tracks and panels before you run the opener, and know where your manual release is in a power outage.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Lubricate rollers and hinges twice a year
- Clear ice from the bottom seal in winter
- Know where the manual release is

Opener safety, permits and design rules in Edwardsville
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Edwardsville is an incorporated city with its own government. The Department of Public Works is at 200 E. Park Street, phone 618-692-7535, on cityofedwardsville.com. The city's remodel permit sheet says a permit must be approved and paid before work begins, that structural modifications need the building inspector's approval, and that new or replacement windows and doors need energy code documentation. It does not name garage doors or openers, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Call the department before the work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says a contractor should hand over the Home Repair Consumer Rights document for work valued at $1,000 or more, and that a contract signed at your home can be canceled within three business days.

Edwardsville garage door repair: questions we hear
Is there garage door repair near me in Edwardsville?
Yes. Emil Garage Doors repairs garage doors in Edwardsville (ZIP 62025) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Edwardsville?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Edwardsville?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Edwardsville?
Edwardsville's street ZIP code is 62025, according to ZIP directories; 62026 is a unique ZIP for the university. Call us if your address is near Glen Carbon, Maryville or Troy and you are not sure we reach it.
Do you service doors near downtown Edwardsville and in Leclaire?
Yes. Older homes near downtown and in the Leclaire area often have doors and openers that are not original, and some parts are. Wikipedia lists the Leclaire and Saint Louis Street historic districts, so tell us the street when you call and check with the city or your association about door style before a replacement.
Do I need a permit to replace a garage door in Edwardsville?
The city's remodel sheet says new or replacement windows and doors need energy code documentation, but it does not name garage doors or openers, so we could not confirm the rule. Call Public Works at 618-692-7535 before the work.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
