Evanston homes

Older housing, with about half of all homes in apartment buildings

According to the Census Bureau's American Community Survey for 2020-2024, Evanston has about 34,095 housing units with a median year built of 1953. About 40 percent date from 1939 or earlier and about 59 percent from before 1960, so many garages and their original hardware are close to a century old. When an old frame or track is the problem, we say so before we price new parts.

Only about 32 percent of Evanston's homes are single-family detached houses; about 5 percent are attached, about 13 percent are in buildings of two to four units and about 49 percent are in buildings of five units or more, and about 56 percent of occupied homes are owner-occupied. Many doors therefore belong to a building owner or a board, so tell us who to talk to. We could not verify any homeowners' association rules.

Tell us what the door does and how old the house is, and we book the soonest visit. We weigh and balance the door before choosing springs, so the new set fits the door you really have.

  • Old frames and tracks on pre-1960 garages
  • Springs and openers on houses of every age
  • Doors owned by a building owner or board

What Evanston weather does to a garage door

The closest station table we could use is Chicago O'Hare, about 12 miles west-south-west of the village center, which puts the January average high at 31.6 degrees and the low at 18.8, the July high at 84.5, and the year at about 38 inches of precipitation and 38 inches of snow, according to Wikipedia's 1991-2020 normals. It is a stand-in, not a local reading. Cold stiffens grease and weatherstripping, loads the opener and can finish off a spring that is already near the end of its cycles.

The Weather Service's record-cold page for January 30-31, 2019 lists O'Hare at minus 23 degrees with a wind chill of minus 52, and says not all of the data are official; it does not list Evanston. Its write-up of the August 10, 2020 derecho says at least a million customers lost power, some for more than two weeks, and does not name Evanston, so we could not verify Evanston-only gusts or outage figures. In a long outage, know where your manual release is.

Twice a year, wipe the tracks, put a light lubricant on the rollers and hinges, and test the safety reverse with a board on the floor. After a hard freeze, check that the bottom seal has not frozen to the slab before you press the button.

  • Clear ice from the bottom seal in winter
  • Lubricate rollers and hinges twice a year
  • Know where the manual release is

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Rules to know

Opener safety, permits and design rules in Evanston

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits and contractor registration. Evanston is an incorporated city with its own government, at cityofevanston.org; the city phone is 311 or (847) 448-4311, per its contractor page. Its building permit pages would not open for us, so we found no official page that says whether a replacement garage door or an opener swap needs a permit, and you should ask the city. What the city's pages do say: all work that requires a permit requires every contractor on the permit to be registered with the City of Evanston, an owner-occupant of a single-family home doing the work files an affidavit instead, and registration is done online with proof of insurance and renewed every year. Search summaries say landmarked and historic-district properties go to review; we could not confirm whether that covers garage doors.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Illinois has no statewide building code, so permit rules are set town by town.

FAQ

Evanston garage door repair: questions we hear

Is there garage door repair near me in Evanston?

Yes. Emil Garage Doors repairs garage doors in Evanston (ZIPs 60201 and 60202) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Evanston?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Evanston?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Evanston?

Evanston is served by ZIP codes 60201, 60202 and 60203, according to ZIP directories, plus 60208 for Northwestern University itself. Call us if your address is near Skokie or Wilmette and you are not sure we reach it.

Does Evanston require a registered contractor for garage door work?

The city says all work that needs a permit requires every contractor on it to be registered, and an owner-occupant doing the work files an affidavit. We could not confirm whether a door replacement or opener swap needs a permit, so ask the city before the work.

Do you work on houses in Evanston's historic districts?

Yes, we repair springs, cables and openers anywhere. Wikipedia lists four National Register historic districts in Evanston, and search summaries say landmarked properties go to city review. We could not confirm whether that covers garage doors, so ask the city before you change how a door looks.

Can a handyman fix a garage door?

A handyman can usually deal with a sensor, a roller or a loose bracket. Springs and cables hold a lot of tension and need a trained technician, so do not try to adjust them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
