A railroad village from 1855 with mostly newer homes around it
According to the Census Bureau's American Community Survey for 2020-2024, Frankfort has about 7,043 housing units with a median year built of 1999. About 35 percent were built in the 2000s and about 18 percent in the 1990s, so roughly 52 percent date from 1990 to 2009, and only about 24 percent were built before 1980. A door from the 1990s is now 25 to 35 years old, so springs, cables and first-generation openers are the usual jobs.
About 81 percent of the village's homes are single-family detached houses, about 14 percent are attached, and about 95 percent of occupied homes are owner-occupied. The Census puts the median value of an owner-occupied home at $481,200. Wikipedia says the village was platted in March 1855 when the railroad arrived and incorporated in 1879, and that its historic downtown includes the Frankfort Grainery and Breidert Green. The village's windows and doors permit sheet mentions homeowners' association approval where it applies, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Springs and cables on doors from the 1990s and 2000s

What Frankfort weather does to a garage door
The nearest climate table we could use is the one Wikipedia gives for Joliet, taken from the National Weather Service station at Brandon Road Dam: it shows a January average high of 31 degrees and low of 17, a July high of 84 and low of 64, about 38 inches of precipitation and about 17 inches of snow a year, and a record low of minus 26. Downtown Joliet is about 12 miles west of Frankfort, so this is a stand-in, not a Frankfort reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
A Patch report from September 28, 2019 described flooding throughout Frankfort, many area roads closed and power outages in some towns after about 5 inches of rain fell nearby; the National Weather Service gave 5.27 inches at New Lenox and 5.13 at Mokena, and Frankfort had no official total. NBC Chicago reported that the Weather Service confirmed an EF-1 tornado in Frankfort in an earlier storm, with winds up to 90 mph on a path of about 2.6 miles, minor damage to about 10 homes, and shingles torn off and in one case doors blown off. On January 30, 2019 Chicago fell to minus 23 degrees, according to the National Weather Service. Its summary of the August 10, 2020 derecho says at least a million customers across the region lost power, some for more than two weeks. Frankfort is not named in either summary, and we could not verify Frankfort-only lows, gusts or outage figures. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year
- Know where the manual release is

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Opener safety, permits and design rules in Frankfort
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Frankfort is an incorporated village with its own government. The Building Department is at 432 W. Nebraska Street, main office 815-469-2177 (director 815-412-2465), on frankfortil.org, and permits are filed on BS&A Online. The village's permit page says a permit is needed to remodel or change an existing structure. Its "Windows & Doors" submittal sheet says a permit is required for window and door installation or replacement (a no-fee permit), asks for homeowners' association approval where it applies and says contractor registration is required before the permit is issued. It does not name garage doors or openers, so we could not confirm whether a garage door replacement or an opener swap falls under it. Ask the Building Department. The village also says every contractor working in it must hold a village contractor license, and the business license page lists a contractor fee of $75 to $150. The village has a Historic Preservation Commission, but we could not confirm whether any rule reaches garage doors.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says a contractor should hand over the Home Repair Consumer Rights document for work valued at $1,000 or more, and that a contract signed at your home can be canceled within three business days.

Frankfort garage door repair: questions we hear
Is there garage door repair near me in Frankfort?
Yes. Emil Garage Doors repairs garage doors in Frankfort (ZIP 60423) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Frankfort?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Frankfort?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Frankfort?
Frankfort's street ZIP code is 60423, according to ZIP directories. Call us if your address is near Mokena, Tinley Park, Matteson or New Lenox and you are not sure we reach it.
Do I need a permit to replace a garage door in Frankfort?
The village's windows and doors sheet says a permit is required for door replacement, but it does not name garage doors, so we could not confirm the rule. Call the Building Department at 815-469-2177 before the work.
Do you repair garage doors after a storm in Frankfort?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling limb can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
