Houses from the 1970s next to homes built since 2000
According to the Census Bureau's American Community Survey for 2020-2024, Matteson has about 7,631 housing units with a median year built of 1996. About 32 percent were built in the 2000s and about 13 percent in the 2010s, so roughly 45 percent date from 2000 or later, while about 14 percent were built in the 1970s and about 32 percent before 1980. A door from the 1970s is now about 50 years old, and a door from the 2000s is often on its first set of springs and its first opener.
About 68 percent of the village's homes are single-family detached houses, about 12 percent are attached, and about 9 percent are in buildings of five units or more. About 77 percent of occupied homes are owner-occupied, and the Census puts the median value of an owner-occupied home at $250,600. Wikipedia says the village was platted in 1855, incorporated in 1889 and named for Joel Aldrich Matteson, Illinois' tenth governor. We could not verify any homeowners' association door rules, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Matteson weather does to a garage door
The nearest climate table we could use is the one Wikipedia gives for Joliet, taken from the National Weather Service station at Brandon Road Dam: it shows a January average high of 31 degrees and low of 17, a July high of 84 and low of 64, about 38 inches of precipitation and about 17 inches of snow a year, and a record low of minus 26. Downtown Joliet is about 17 miles west of Matteson, so this is a stand-in, not a Matteson reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
On January 30, 2019 Chicago fell to minus 23 degrees, according to the National Weather Service. Its summary of the August 10, 2020 derecho says at least a million customers across the region lost power, some for more than two weeks. Matteson is not named in either summary, and we could not verify Matteson-only lows, gusts or outage figures. In a long outage, know where your manual release is. ABC7 Chicago reported on June 24, 2010 that storms toppled trees onto power lines across the area; Matteson's Public Works manager said the village had more than 7,000 tree-related emergencies and no one was seriously hurt, and about 230,000 ComEd customers lost power at some point. The report's headline says a tornado was confirmed in Matteson but gives no rating, so we state none.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter

Opener safety, permits and design rules in Matteson
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Matteson is an incorporated village with its own government. Building Services (Community Development) is at Village Hall, 4900 Village Commons, phone 708-481-8313, on villageofmatteson.org, and permits are filed through the village's Citizenserve portal. The page says building permits are required for all new construction and home improvements and to check with Building Services first. The village's fee schedule lists a $50 "Garage Door, Patio Door" permit fee among its miscellaneous permit fees, but it does not say whether a like-for-like replacement or an opener swap is covered, so ask before the work. Fees double if work starts before the permit. The village also says all contractors and subcontractors working in it must be registered, renewed each year; its contractor requirements list a $150 annual fee, a certificate of insurance and a $10,000 bond, and name garage door work among the contractor types.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says a contractor should hand over the Home Repair Consumer Rights document for work valued at $1,000 or more, and that a contract signed at your home can be canceled within three business days.

Matteson garage door repair: questions we hear
Is there garage door repair near me in Matteson?
Yes. Emil Garage Doors repairs garage doors in Matteson (ZIP 60443) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Matteson?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Matteson?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Matteson?
Matteson has one street ZIP code, 60443, according to ZIP directories. Call us if your address is near Park Forest, Richton Park or Frankfort and you are not sure we reach it.
Do I need a permit to replace a garage door in Matteson?
The village's fee schedule lists a $50 garage door and patio door permit fee, which points to a permit for at least some door work, but we could not confirm the rule for a like-for-like replacement or an opener swap. Call Building Services at 708-481-8313 before the work.
Do you service older garage doors in Matteson?
Yes. According to Census estimates, about 32 percent of Matteson homes were built before 1980, and the springs, tracks and openers on them are often worn or already replaced once. We weigh and balance the door and explain what we find before we quote.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
