A planned village of 1950s ranches and townhomes

According to the Census Bureau's American Community Survey for 2020-2024, Park Forest has about 8,841 housing units with a median year built of 1958. The 1950s are by far the largest decade at about 48 percent, followed by the 1960s at about 21 percent, so about 60 percent of homes were built before 1960 and only about 5 percent date from 1990 or later. A door that came with a 1950s home is now past 70 years old, so most have been replaced at least once and many openers are on borrowed time.

About 62 percent of the village's homes are single-family detached houses, about 24 percent are attached one-unit homes such as townhomes, and about 11 percent are in buildings of five units or more; about 66 percent of occupied homes are owner-occupied. Wikipedia says American Community Builders developed Park Forest as a planned community for World War II veterans, and that it won All-America City designations in 1954 and 1976. We could not verify any homeowners' association rules, so ask yours before you change a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

What Park Forest weather does to a garage door

Park Forest has no weather table of its own that we could use. Wikipedia's 1991-2020 normals for Chicago Midway Airport, about 21 miles north-north-west of Park Forest, put the January average high at 32.8 degrees and the low at 19.5, the July high at 85.2, and the year at about 41 inches of precipitation and 39 inches of snow. It is a stand-in, not a Park Forest reading. Cold stiffens grease and weatherstripping, loads the opener and makes a worn spring more likely to break.

In the January 2019 cold wave the National Weather Service listed a Park Forest reading of minus 23 on January 31, third coldest on its list, and notes that not all of its readings are official. For the August 10, 2020 derecho the National Weather Service says at least a million customers in the region lost power, some for more than two weeks. It lists a brief tornado at Park Forest near the Cook and Will county line with localized tree damage and sporadic straight-line wind damage, but gives no gust or outage figure for the village, so we could not verify one.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.

  • Clear ice from the bottom seal in winter
  • Lubricate rollers and hinges twice a year

Rules to know

Opener safety, permits and design rules in Park Forest

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

Village permits and contractor license. Park Forest is an incorporated village with its own government. Building and Community Development is at Village Hall, 350 Victory Drive, phone 708-503-7703 (village main line 708-748-1112), open Monday to Friday 9 a.m. to 5 p.m., on villageofparkforest.com. The village's contractor page says all contractors working within the village limits need a Park Forest contractor license before work can begin, and lists an application, a $10,000 surety bond payable to the village, a certificate of insurance naming the village, and annual fees of $150 for a general contractor and $50 for a sub-contractor. The village's pages do not name garage doors, so we could not confirm whether a replacement garage door or an opener swap needs a permit. Ask the department before the work.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give the Home Repair Consumer Rights document on jobs valued at $1,000 or more and lists what a written contract must say.

FAQ

Park Forest garage door repair: questions we hear

Is there garage door repair near me in Park Forest?

Yes. Emil Garage Doors repairs garage doors in Park Forest (ZIP 60466) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Park Forest?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Park Forest?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Park Forest?

Park Forest's street ZIP code is 60466, according to ZIP directories; 60484 is also listed and mainly serves University Park. Call us if your address is near Olympia Fields, Chicago Heights or Matteson and you are not sure we reach it.

Do you service garage doors on Park Forest townhomes?

Yes. About 24 percent of Park Forest homes are attached one-unit homes such as townhomes, according to Census estimates. Tell us whether your door belongs to you or to an association when you call, and we plan the visit around that.

Do contractors need a license to work in Park Forest?

The village's contractor page says all contractors working within the village limits need a Park Forest contractor license before work can begin, with a surety bond and certificate of insurance. Call the Building and Community Development office at 708-503-7703 to ask how it applies to a garage door job.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
