Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Pre-war houses and a long run of 1950s and 1960s brick
According to the Census Bureau's American Community Survey for 2020-2024, Chicago Heights has about 10,613 housing units with a median year built of 1959. The 1950s are the largest decade at about 26 percent, followed by the 1960s at about 20 percent, and about 16 percent were built in 1939 or earlier, so about 54 percent of homes were built before 1960. Older garages here can have narrower or lower openings than a modern door expects, so we measure before we quote.
About 69 percent of the city's homes are single-family detached houses, about 17 percent are in buildings of two to four units and about 11 percent are in buildings of five units or more; about 63 percent of occupied homes are owner-occupied. Wikipedia says the city was incorporated as a village in 1892 and as a city in 1900, was developed in the 1890s as an industrial suburb, and that the Lincoln Highway was routed through it in 1916. We could not verify any homeowners' association rules, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Non-standard openings on older detached garages
- Original springs and openers on 1950s and 1960s homes
- Doors on two-flats and small multi-unit buildings

What your garage door is telling you in Chicago Heights
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.

What Chicago Heights weather does to a garage door
Chicago Heights has no weather table of its own that we could use. Wikipedia's 1991-2020 normals for Chicago Midway Airport, about 20 miles north of Chicago Heights, put the January average high at 32.8 degrees and the low at 19.5, the July high at 85.2, and the year at about 41 inches of precipitation and 39 inches of snow. It is a stand-in, not a Chicago Heights reading. Cold stiffens grease and weatherstripping and loads the opener, and road salt eats at brackets and bottom seals.
In the January 2019 cold wave the National Weather Service listed minus 23 at Park Forest and minus 24 at Lansing Airport, and notes that not all of its readings are official; Chicago Heights is not on its list. For the August 10, 2020 derecho the National Weather Service says at least a million customers in the region lost power, some for more than two weeks. It lists a brief tornado at Park Forest with sporadic straight-line wind damage east toward State Street, but gives no Chicago Heights gust or outage figure, so we could not verify one.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Chicago Heights
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Chicago Heights is an incorporated city with its own government. Its Code Enforcement department is at 1601 Chicago Road, phone 708-756-5328, email permits@chicagoheights.net, on cityofchicagoheights.org. The department's page says permit applications are made online through the BS&A portal, that all contractors performing work in the city must register with it before starting, that permits are not issued until every contractor on the application has registered, and that registration runs May 1 to April 30. It does not state the fee, and it does not name garage doors, doors or windows, so we could not confirm whether a replacement garage door or an opener swap needs a permit. Ask the department before the work. South Chicago Heights is a separate village with its own rules.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give the Home Repair Consumer Rights document on jobs valued at $1,000 or more and lists what a written contract must say.

Chicago Heights garage door repair: questions we hear
Is there garage door repair near me in Chicago Heights?
Yes. Emil Garage Doors repairs garage doors in Chicago Heights (ZIP 60411) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Chicago Heights?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Chicago Heights?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Chicago Heights?
Chicago Heights has one street ZIP code, 60411, according to ZIP directories; 60412 is a PO-box ZIP. Call us if your address is near Glenwood, Park Forest or South Chicago Heights and you are not sure we reach it.
Can you fit a new door to an older garage in Chicago Heights?
Yes. About 54 percent of Chicago Heights homes were built before 1960, according to Census estimates, and older garages can have openings that are not a standard size. We measure the width, the height and the headroom before we quote and tell you what the opening allows.
Do I need a permit to replace a garage door in Chicago Heights?
The Code Enforcement page does not name garage doors, so we could not confirm a rule for one. It does say contractors must register with the city before work starts. Call the department at 708-756-5328 before you order a door.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
