A fast-growing village where about half the homes date from 1990 to 2009
According to the Census Bureau's American Community Survey for 2020-2024, New Lenox has about 9,498 housing units with a median year built of 1998. About 26 percent were built in the 1990s and about 25 percent in the 2000s, so roughly 51 percent date from 1990 to 2009, about 16 percent were built in the 2010s, and about 19 percent were built before 1980. A door from the 1990s is now 25 to 35 years old, and a door from the 2000s is often on its first set of springs.
About 81 percent of the village's homes are single-family detached houses, about 11 percent are attached, and about 92 percent of occupied homes are owner-occupied. The Census puts the median value of an owner-occupied home at $399,900. Wikipedia says the village was platted in 1858, incorporated on October 4, 1946, and named for Lenox, New York. We could not verify any subdivision names or homeowners' association rules, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

What New Lenox weather does to a garage door
Wikipedia's New Lenox page gives average temperatures of about 21 degrees in January and 73 in July, about 137 days a year with lows at or below freezing, and a record low of minus 27 and a record high of 104 (it names no station). Wikipedia's Joliet table, from the National Weather Service station at Brandon Road Dam about 5.5 miles west of the village, shows about 38 inches of precipitation and about 17 inches of snow a year. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
A Patch report from September 28, 2019 said National Weather Service reports showed about 5.27 inches of rain at New Lenox and 5.13 inches at Mokena in one day, with flooding in the area, closed roads and power outages in some towns. On January 30, 2019 Chicago fell to minus 23 degrees, according to the National Weather Service. Its summary of the August 10, 2020 derecho says at least a million customers across the region lost power, some for more than two weeks. New Lenox is not named in either summary, and we could not verify New Lenox-only lows, gusts or outage figures. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in New Lenox
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. New Lenox is an incorporated village with its own government. The Community Development Department is at Village Hall, 1 Veterans Parkway, phone 815-462-6490, on newlenox.net, and permits are filed on BS&A Online. The village's Residential Remodeling Permits Guide (updated August 2023) lists "Window / Door / Siding Replacements" among the work that needs a permit, at $75, with 7 to 10 working days for review. It does not name garage doors or openers, so we could not confirm whether a garage door replacement or an opener swap falls under it. Ask Community Development. The village also says you must hold a current village Contractor Registration to obtain a permit, and that a permit cannot be issued until every contractor on the job is registered.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says a contractor should hand over the Home Repair Consumer Rights document for work valued at $1,000 or more, and that a contract signed at your home can be canceled within three business days.

New Lenox garage door repair: questions we hear
Is there garage door repair near me in New Lenox?
Yes. Emil Garage Doors repairs garage doors in New Lenox (ZIP 60451) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in New Lenox?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in New Lenox?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in New Lenox?
New Lenox's street ZIP code is 60451. Some directories also list the name New Lenox on a Joliet-area ZIP, 60433, and we could not confirm whether it reaches the village. Call us if your address is near Joliet, Mokena or Manhattan and you are not sure we reach it.
Do I need a permit to replace a garage door in New Lenox?
The village's remodeling guide lists door replacement among the work that needs a permit, but it does not name garage doors, so we could not confirm the rule. Call Community Development at 815-462-6490 before the work.
Why does my garage door act up in an Illinois cold snap?
Below-zero cold stiffens the grease on rollers and hinges, hardens the bottom seal and adds load to the opener and the springs. A door that struggles on a cold morning may be out of balance or have a worn spring, so stop using the opener if it strains and call us.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
