Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The widest age spread of the four neighboring cities
According to the Census Bureau's American Community Survey for 2020-2024, Joliet has about 53,814 housing units with a median year built of 1985. About 24 percent were built from 2000 to 2009 and about 18 percent in the 1990s, but about 39 percent date from before 1970 and about 16 percent from 1939 or earlier. A door on an older street may be on its second or third set of parts, while a door from the 2000s is at the age when springs and openers wear out.
About 70 percent of the city's homes are single-family detached houses and about 9 percent are attached, and about 74 percent of occupied homes are owner-occupied. Wikipedia names two National Register historic districts, the Joliet East Side district (listed in 1980) and the Upper Bluff district (listed in 1991, mostly single-family homes built from 1897 to 1925, according to the city). We could not verify any garage door rules for them, so ask the city before you change a door on a listed street.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What your garage door is telling you in Joliet
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.

What Joliet weather does to a garage door
The Joliet Brandon Road Dam station gives 1991-2020 normals of a January average high of 31.1 degrees and a low of 16.6, a July high of 83.6, about 38 inches of precipitation and 16.9 inches of snow a year, and a record low of minus 26 degrees, according to Wikipedia. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
The F5 tornado of August 28, 1990 crossed Plainfield and Crest Hill and ended in Joliet. According to Wikipedia it killed five people in the Crystal Lawns, Lily Cache and Warwick subdivisions, and 29 people along its whole path. The National Weather Service also covers Kendall and Will counties in its August 10, 2020 derecho report, and Chicago fell to minus 23 degrees in the January 2019 polar vortex. We could not verify Joliet-only damage or outage figures. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Joliet
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Joliet is a city with its own government. Its Building and Inspectional Services Division is at 150 W. Jefferson Street. The city's main number is 815-724-4000, and a search summary lists the division at 815-724-4070, so use the number on joliet.gov. The city's building code page lists the 2015 International Residential Code with local amendments, which may be older than the current adoption, and says contractors must have current registration on file before a permit is issued, with no fee for most trades. It does not name garage door contractors. The pages we read do not mention garage doors or openers, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the division before the work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

Joliet garage door repair: questions we hear
Is there garage door repair near me in Joliet?
Yes. Emil Garage Doors repairs garage doors in Joliet (ZIP 60432) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Joliet?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Joliet?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Joliet?
Joliet's standard ZIP codes are 60431, 60432, 60433, 60435 and 60436, and 60434 is a PO-box ZIP for downtown, according to ZIP lookup sites. We could not confirm which ZIP covers which street, so call us if your address is near Crest Hill, Lockport or Shorewood and you are not sure we reach it.
Do you service older homes in Joliet?
Yes. About 39 percent of Joliet's homes were built before 1970, according to Census estimates, and doors and openers from that era are often on a second set of springs or due for one. We weigh and balance the door and explain what we find before we quote.
Do you repair garage doors after a storm in Joliet?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
