Half of the homes date from the 1990s
According to the Census Bureau's American Community Survey for 2020-2024, Lake in the Hills has about 9,950 housing units with a median year built of 1995. About 51 percent were built in the 1990s and 22 percent in the 2000s, so about three in four homes are 15 to 35 years old and many doors are on their first or second set of springs. About 72 percent of homes are single-family detached houses, about 19 percent are attached homes, and about 84 percent of occupied homes are owner-occupied.
Wikipedia says the village was founded in 1923 around Woods Creek Lake, was incorporated in 1952, and grew by nearly 400 percent in the 1990s, with more than 1,000 residential building permits issued in 1995. It also says Randall Road divides the older East Side from the newer West Side. The village tells homeowners to get projects approved by their homeowner's association, and says its own approval does not depend on the association's.

What Lake in the Hills weather does to a garage door
Lake in the Hills has no station of its own on Wikipedia, so we use Elgin, about 10 miles south-south-east. Its 1991-2020 normals, as listed on Wikipedia, give a January average high of 30.1 degrees and a low of 14.1, a July high of 84.1, about 32 inches of snow and about 40 inches of precipitation a year. These are stand-in figures rather than village readings. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
In the January 2019 polar vortex O'Hare reached minus 23 degrees with a wind chill of minus 52, according to the Chicago National Weather Service as quoted by Weather Underground; we found no village reading. For the August 10, 2020 derecho the National Weather Service lists nearby Crystal Lake and Huntley only with rain, and at least a million customers lost power across the region, some for more than two weeks. We could not verify village-only damage. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, oil the rollers and hinges, and test the safety reverse with a board on the floor. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Opener safety, permits and design rules in Lake in the Hills
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
Village permits. Lake in the Hills is an incorporated village with its own government. Community Development is at Village Hall, phone 847-960-7400, email cd@lith.org, as described on lith.org. The village says permits are required for construction of any type, including remodeling that changes a building's structure, plumbing, electrical or heating systems, and its list of projects needing a permit includes "Windows & Doors" but does not name garage doors or openers. We could not confirm whether a garage door replacement or an opener swap needs a permit, so ask the department before the work. The village requires contractors to hold a village contractor's license to work in Lake in the Hills: a $75 fee valid January 1 to December 31, a certificate of insurance showing at least $1,000,000 of general liability coverage that names the village, and a $10,000 surety bond. The license applies to any work that needs a building permit.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), a contractor doing home repairs must give you a Consumer Rights brochure, and a contract over $1,000 needs an acknowledgment form signed by you and the contractor.

Lake in the Hills garage door repair: questions we hear
Is there garage door repair near me in Lake in the Hills?
Yes. Emil Garage Doors repairs garage doors in Lake in the Hills (ZIP 60156) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lake in the Hills?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lake in the Hills?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lake in the Hills?
Lake in the Hills has one ZIP code, 60156. Call us if your address is near Algonquin, Crystal Lake or Huntley and you are not sure we reach it.
Do garage door installers need a village license in Lake in the Hills?
The village says contractors must hold a village contractor's license to do work that needs a building permit, with a $75 fee, a $10,000 surety bond and at least $1,000,000 of liability coverage naming the village. We could not confirm whether a garage door job needs a permit, so ask the Community Development office at 847-960-7400.
Do you repair garage doors after a storm in Lake in the Hills?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can usually deal with a sensor, a roller or a loose hinge. Springs and cables hold a lot of tension and need a trained technician, so we do not suggest fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
