Algonquin homes

Mostly 1980s to 2000s houses, with an older core on the Fox River

According to the Census Bureau's American Community Survey for 2020-2024, Algonquin has about 11,150 housing units with a median year built of 1994. About 34 percent were built in the 1990s, 20 percent in the 2000s and 17 percent in the 1980s, so about seven in ten homes date from 1980 to 2009 and many doors are 15 to 40 years old and on their first or second set of springs. About 75 percent of homes are single-family detached houses, about 17 percent are attached homes, and about 88 percent of occupied homes are owner-occupied.

Wikipedia says the village grew from 11,663 people in 1990 to 23,276 in 2000 and names an Old Town district along Main Street, the Algonquin Lakes subdivision on the east side and Manchester Lakes on the far west side. We could not verify whether those or other areas are association-governed, so ask your association, if you have one, before you change a door.

What Algonquin weather does to a garage door

Algonquin has no station of its own on Wikipedia, so we use Elgin, about 9 miles south-south-east. Its 1991-2020 normals, as listed on Wikipedia, give a January average high of 30.1 degrees and a low of 14.1, a July high of 84.1, about 32 inches of snow and about 40 inches of precipitation a year. These are stand-in figures rather than Algonquin readings. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.

The National Weather Service says the Fox River at Algonquin crested at 12.38 feet on July 18, 2017 (preliminary), against a record of 12.70 feet seen on April 23, 2013. Local news reported higher crests the following week and a village disaster declaration, and the sources disagree on the numbers. For the August 10, 2020 derecho the National Weather Service lists Algonquin only with rain, and at least a million customers lost power across the region. We could not verify Algonquin-only damage.

Twice a year, wipe the tracks, oil the rollers and hinges, and test the safety reverse with a board on the floor. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.

  • Clear ice from the bottom seal in winter
  • After a flood, check wooden bottom panels and rusting hardware
  • Know where the manual release is

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Rules to know

Opener safety, permits and design rules in Algonquin

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

Village permits. Algonquin is an incorporated village with its own government. The Community Development Department is at Village Hall, 2200 Harnish Drive, phone 847-658-2700 option 3, email permits@algonquin.org, as described on algonquin.org. The village says a building permit is needed before you erect, alter, repair, move, remove or improve a building or structure and that review can take up to five weeks. Its residential list marks a garage service door as needing a permit but does not name garage overhead doors or openers, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask Community Development before the work. The village has adopted the 2018 International Residential Code, and it requires a Certificate of Appropriateness for exterior changes to any building in its historic district. Its FAQ says the village does not require a contractor registration, but that page also lists older code editions, so confirm with the department.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), a contractor doing home repairs must give you a Consumer Rights brochure, and a contract over $1,000 needs an acknowledgment form signed by you and the contractor.

FAQ

Algonquin garage door repair: questions we hear

Is there garage door repair near me in Algonquin?

Yes. Emil Garage Doors repairs garage doors in Algonquin (ZIP 60102) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Algonquin?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Algonquin?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Algonquin?

Algonquin has one ZIP code, 60102. Call us if your address is near Lake in the Hills, Carpentersville or Cary and you are not sure we reach it.

Do I need a permit for a garage door in Algonquin?

The village's permit list marks a garage service door as needing a permit but does not name overhead doors or openers, so we could not confirm a rule for them. Call Community Development at 847-658-2700, option 3, before the work. We explain what is needed when we quote.

Do you fix garage doors after Fox River flooding in Algonquin?

Yes. Standing water swells wooden bottom panels and rusts bottom brackets, tracks and rollers. We inspect the door, explain what we find and quote the price before we start. The National Weather Service recorded the Fox River at 12.38 feet on July 18, 2017 (preliminary), near its 12.70-foot record.

Can a handyman fix a garage door?

A handyman can usually deal with a sensor, a roller or a loose hinge. Springs and cables hold a lot of tension and need a trained technician, so we do not suggest fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
