Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Talk about the gold standard for superb professional courteous responsive customer service - these guys are always on time, their rates are very reasonable and IMO lowest in town, and their work is always quality - from spring replacements to extra FOB programming & delivery! The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

A lake city built up mostly in the 1990s, with older homes near downtown
According to the Census Bureau's American Community Survey for 2020-2024, Crystal Lake has about 15,256 housing units with a median year built of 1986. The 1990s are the largest decade at about 26 percent, about 41 percent were built before 1980, and about 19 percent date from 2000 or later, so original 30-year-old doors and openers are common next to older homes with a second or third set of parts.
About 67 percent of the city's homes are single-family detached houses, about 17 percent are in buildings of five or more units, and about 22 percent of occupied homes are rented, according to the same survey. Wikipedia names neighborhoods such as Coventry, Four Colonies, Burtons Bridge, The Villages and Wedgewood, and the city's Historic Preservation Commission handles landmark requests, according to a Northwest Herald report. We could not verify any rule about garage doors in a landmark or any association-governed neighborhood, so ask the city and your association first.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |

| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.

What Crystal Lake weather does to a garage door
Wikipedia's Crystal Lake climate table (1981-2010 normals) gives a January average high of 28 degrees and a low of 11, a July high of 83, about 37 inches of precipitation and about 34 inches of snow a year, with a record low of minus 27 degrees in January. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
On April 11, 1965 a Palm Sunday tornado killed six people in Crystal Lake and damaged about 80 homes, mostly in Coventry and Colby's Home Estates, according to Wikipedia. On August 10, 2020 the National Weather Service Chicago office logged severe wind reports in McHenry County, and Fox 32 reported a short, powerful storm on August 10, 2021 that broke tree limbs onto houses, cars and fences. We could not verify Crystal Lake-only outage counts. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a wind storm, look at the track and panels for dents or bends before you run the opener.
- Clear ice from the bottom seal in winter
- Check tracks and panels after a wind storm
- Know where the manual release is

Opener safety, permits and design rules in Crystal Lake
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Crystal Lake is its own city, so its rules come from the City of Crystal Lake. The Building Division's phone is (815) 356-3605 and its pages are on crystallake.org. We could not open the city's website directly, so this comes from a search summary of its permit page: it lists windows, siding, decks, driveways and sheds as projects that need a permit and does not name garage doors in either its required or not-required list. We could not confirm whether a garage door replacement needs a permit, so ask the Building Division before the work. We found no city contractor registration requirement.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

Crystal Lake garage door repair: questions we hear
Is there garage door repair near me in Crystal Lake?
Yes. Emil Garage Doors repairs garage doors in Crystal Lake (ZIP 60014) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Crystal Lake?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Crystal Lake?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Crystal Lake?
Crystal Lake's street ZIP codes are 60012 and 60014. ZIP 60012 is also used by Bull Valley and Prairie Grove, and 60014 by Lakewood. Call us if your address is near Cary, Lake in the Hills or Woodstock and you are not sure we reach it.
Do I need a permit to replace a garage door in Crystal Lake?
The city's permit page, as we read it, lists windows, siding, decks and driveways but does not name garage doors, so we could not confirm the rule. Call the Building Division at (815) 356-3605 before the work.
Does cold weather damage garage doors in Crystal Lake?
It can. Crystal Lake's January lows average about 11 degrees according to Wikipedia's climate table, and below-zero cold stiffens the grease on rollers and hinges, hardens the bottom seal and loads the opener and springs. If the door strains or the opener hums without moving, stop using it and call us.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
