McHenry homes

A river city whose housing runs from the 1970s to the 2000s

According to the Census Bureau's American Community Survey for 2020-2024, McHenry has about 12,095 housing units with a median year built of 1988. About 18 percent were built in the 1970s, about 15 percent in the 1980s, about 19 percent in the 1990s and about 21 percent in 2000-2009, while about 15 percent date from before 1960. Doors here range from about 20 years old to well over 50, so one street may need springs and the next an opener board.

About 68 percent of the city's homes are single-family detached houses, about 12 percent are attached and about 13 percent are in buildings of five units or more; about 74 percent of occupied homes are owner-occupied. Wikipedia says the Fox River flows through the eastern part of the city and downtown sits on it. We could not verify any homeowners' association rules, so ask yours before you change a door.

Describe the noise or the problem when you call and we book the soonest visit. We measure the opening and weigh the door first, so the springs and parts match what is really there.

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

What McHenry weather does to a garage door

Wikipedia's McHenry article, using 1991-2020 normals, says the climate is similar to Chicago's but with warmer summers and colder winters, with about 37 inches of precipitation and 34.5 inches of snow in a year. It lists conflicting record lows for January 2019, so we do not quote one. The cold stiffens grease and weatherstripping, loads the opener and can finish off a spring that is already near the end of its cycles.

During the January 30-31, 2019 polar vortex the Weather Service's record-cold page lists McHenry Lock and Dam at minus 26 degrees; it says not all of the data are official. The Weather Service's August 10, 2020 derecho page lists an EF-1 tornado southeast of Marengo in McHenry County and says at least a million customers lost power across the region, but it does not name McHenry city, and we could not verify a McHenry-only outage figure.

Each fall, look at the springs and cables for gaps, fraying or rust, and listen for scraping in the tracks. If the door shudders or the opener strains in the cold, stop using it and call us rather than forcing it.

Rules to know

Opener safety, permits and design rules in McHenry

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. McHenry is an incorporated city with its own government. Its Community Development Department is at 333 S. Green Street, phone 815-363-2170, and permits are applied for online through the link on cityofmchenry.org. The city says building permits are required for most home improvement and remodeling projects and posts handouts for windows and doors and for garage floors, but its permits page does not mention garage doors, overhead doors or openers, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the department before the work. A search summary of a 2024 city news release says contractor registration is handled through the city's online portal; we could not confirm the details or how they apply to garage door work.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Opener safety is covered by the federal rule at 16 CFR part 1211.

FAQ

McHenry garage door repair: questions we hear

Is there garage door repair near me in McHenry?

Yes. Emil Garage Doors repairs garage doors in McHenry (ZIPs 60050 and 60051) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in McHenry?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in McHenry?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in McHenry?

Most of McHenry falls in ZIP codes 60050 and 60051, according to Census ZIP tabulation areas, and a small part of the city touches Wonder Lake's ZIP, 60097. Call us if your address is near Johnsburg, Lakemoor or Crystal Lake and you are not sure we reach it.

Do I need a permit to replace a garage door in McHenry?

The city says building permits are required for most home improvement and remodeling projects, but its permits page does not mention garage doors, so we could not confirm a rule for a like-for-like door or an opener swap. Call the Community Development Department at 815-363-2170 before the work.

Do you repair garage doors after a storm in McHenry?

Yes. Strong wind can bend a track or push a door off its rollers, and a fallen limb can dent panels. We check the track, panels, springs and opener, explain what we find and quote the price before any work starts.

Can a handyman fix a garage door?

A handyman can usually deal with a sensor, a roller or a loose bracket. Springs and cables hold a lot of tension and need a trained technician, so do not try to adjust them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
