What Cary weather does to a garage door
Cary has no climate table of its own on Wikipedia, so we use the nearest one we found, Crystal Lake's, about 8 miles west. Its 1981-2010 normals give a January average high of 28 degrees and a low of 11, a July high of 83, about 37 inches of precipitation and about 34 inches of snow a year, with a record low of minus 27 degrees in January. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
On the weekend of August 16 and 17, 2025, storms caused significant damage in Cary, worst in and around the downtown, and the village declared a state of emergency, according to CBS News Chicago. The Cary Fire Protection District took more than 100 storm-related calls for downed lines, fallen trees and a gas leak. Fallen limbs can bend a track or dent a panel. We could not verify the village's outage counts. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a wind storm, look at the track and panels for dents or bends before you run the opener.
- Check tracks and panels after a wind storm
- Lubricate rollers and hinges twice a year

A village of 1980s and 1990s houses, mostly owner-occupied
According to the Census Bureau's American Community Survey for 2020-2024, Cary has about 6,677 housing units with a median year built of 1985. About 22 percent were built in the 1980s and 20 percent in the 1990s, about 39 percent were built before 1980, and none have been built since 2020, so many original doors, springs and openers are now 30 to 40 years old.
About 77 percent of the village's homes are single-family detached houses, about 15 percent are attached homes, and about 85 percent of occupied homes are owner-occupied, according to the same survey. Wikipedia lists no named subdivisions, and we could not verify any association-governed neighborhood, so ask your association, if you have one, before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

What your garage door is telling you in Cary
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Cary
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Cary is an incorporated village with its own government. Community Development is at 755 Georgetown Drive, phone (847) 639-1100, and its permit pages are on caryillinois.com. The village says building permits are required for most home improvement and remodeling projects and links lists of projects that do and do not need one. We could not open those lists. Its pages offer handouts for doors and windows and say a window or door replacement can be issued over the counter when the required details are supplied, but they do not name garage doors or openers. We could not confirm whether a garage door replacement needs a permit, so ask Community Development before the work.
Contractor registration. The village's Contractors and Bonds page says each general contractor and subcontractor must register with Community Development, at $75 a year, and file a $10,000 surety bond. We could not verify whether that reaches a garage door installer.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

Cary garage door repair: questions we hear
Is there garage door repair near me in Cary?
Yes. Emil Garage Doors repairs garage doors in Cary (ZIP 60013) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Cary?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Cary?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Cary?
Cary has one ZIP code, 60013, which is also used by Oakwood Hills and Trout Valley. Call us if your address is near Crystal Lake, Algonquin or Fox River Grove and you are not sure we reach it.
Do I need a permit to replace a garage door in Cary?
The village says a window or door replacement can be issued over the counter, but its pages do not name garage doors, so we could not confirm the rule. Call Community Development at (847) 639-1100 before the work.
Does Cary require contractors to register?
The village's Contractors and Bonds page says each general contractor and subcontractor must register with Community Development and file a $10,000 surety bond. We could not verify whether that reaches a garage door installer, so ask the village if you want to be sure.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
