A river-bluff city where half the houses date from before 1960

According to the Census Bureau's American Community Survey for 2020-2024, Quincy has about 19,139 housing units with a median year built of 1959. About 26 percent were built in 1939 or earlier, about 9 percent in the 1940s and about 15 percent in the 1950s, which puts roughly 51 percent before 1960. Many garages here have had their door replaced at least once, so we see everything from original-era hardware to newer openers on older tracks.

About 70 percent of the city's homes are single-family detached houses, about 10 percent are in buildings of two to four units and about 64 percent of occupied homes are owner-occupied. The same survey puts the median value of an owner-occupied home at about $153,200. Wikipedia names two historic districts, Downtown Quincy and the South Side German Historic District; we could not verify whether any local rules reach garage doors there, so ask the city before you change an exterior door.

Describe the noise or the problem when you call and we book the soonest visit. We measure the opening and weigh the door first, so the springs and parts match what is really there.

  • Springs and cables on doors that are decades old
  • Openers and sensors added to older brick garages
  • Replacement doors sized to fit an existing opening

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Quincy weather does to a garage door

The station Wikipedia uses for Quincy, Lock and Dam No. 21, puts the January average high at 35.1 degrees and the low at 18.9, the July high at 87.2 and the low at 67.6, and the year at about 36 inches of precipitation, according to its 1991-2020 normals. Hot, humid summers wear seals and rollers, and winter cold stiffens grease and makes springs and cables brittle.

Wikipedia says the Mississippi crested at a record 32.2 feet in the 1993 flood and reached record levels again on June 22, 2008, and that Quincy sits on bluffs above the river with low floodplain farmland to the west and south-west. We could not verify how those floods or any storm affected garage doors in particular, so we do not quote one. In a long outage, know where your manual release is.

Each fall, look at the springs and cables for gaps, fraying or rust, and listen for scraping in the tracks. If the door shudders or the opener strains in the cold, stop using it and call us rather than forcing it.

  • Clear ice from the bottom seal in winter
  • Lubricate rollers and hinges twice a year

Rules to know

Opener safety, permits and design rules in Quincy

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Quincy is an incorporated city and the Adams County seat, with its own government. The Department of Inspection and Enforcement is at City Hall, 730 Maine Street, open 8:00 a.m. to 4:30 p.m. Monday to Friday; the main number is 217-228-4540 and building inspection is 217-221-3607, as shown on quincyil.gov. The city says a building permit is required before new projects inside the city limits or within a mile and a half of them, with alterations and repairs among the examples, but its permit page does not mention garage doors, doors or openers, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the department before the work. The Inspections page also mentions contractor registration; we could not confirm what it requires for garage door work.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Opener safety is covered by the federal rule at 16 CFR part 1211.

FAQ

Quincy garage door repair: questions we hear

Is there garage door repair near me in Quincy?

Yes. Emil Garage Doors repairs garage doors in Quincy (ZIPs 62301 and 62305) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Quincy?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Quincy?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Quincy?

Quincy's street ZIP codes are 62301 and 62305, according to ZIP directories; 62306 is a PO box ZIP. Call us if your address is near North Quincy, Marblehead or Payson and you are not sure we reach it.

Do I need a permit to replace a garage door in Quincy?

The city says building permits are required for alterations and repairs but its permit page does not mention garage doors, so we could not confirm a rule. Call the Department of Inspection and Enforcement at 217-228-4540 before the work.

Do you repair garage doors after a storm in Quincy?

Yes. Strong wind can bend a track or push a door off its rollers, and a fallen limb can dent panels. We check the track, panels, springs and opener, explain what we find and quote the price before any work starts.

Can a handyman fix a garage door?

A handyman can usually deal with a sensor, a roller or a loose bracket. Springs and cables hold a lot of tension and need a trained technician, so do not try to adjust them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
