A county-seat city where more than a quarter of the homes date from 1939 or earlier

According to the Census Bureau's American Community Survey for 2020-2024, Jacksonville has about 7,847 housing units with a median year built of 1962. About 28 percent were built in 1939 or earlier, about 48 percent before 1960, about 15 percent in the 1970s and only about 9 percent in 2000 or later. A door that is original to a 1950s or 1960s house is now 55 to 75 years old, and many of the oldest houses have had their doors replaced more than once.

About 69 percent of the city's homes are single-family detached houses, about 10 percent are in buildings of two to four units, about 10 percent are in buildings of five or more units and about 6 percent are mobile homes; about 64 percent of occupied homes are owner-occupied. The Census puts the median value of an owner-occupied home at $128,200. Wikipedia says Jacksonville was established in 1825, and that Illinois College, founded in 1829, is in the city. We could not verify any homeowners' association rules, so ask yours before you change a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Freeze, snow and spring storms

What Jacksonville weather does to a garage door

Wikipedia's Jacksonville article gives 1991-2020 normals for the Jacksonville 2E station: a January average high of 36.0 degrees and low of 18.1, a July average high of 86.5 and low of 64.0, about 39 inches of precipitation and about 16 inches of snow a year, with a record low of minus 28 degrees. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.

The National Weather Service's August 10, 2020 storm reports for central Illinois contain no entries for Jacksonville, and we could not verify Jacksonville tornado, gust or outage figures. Straight-line wind and falling limbs are the usual risks to tracks and panels in a prairie town with mature trees, so check the tracks for bends before you run the door after a storm.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.

  • Clear ice from the bottom seal in winter
  • Lubricate rollers and hinges twice a year

Rules to know

Opener safety, permits and design rules in Jacksonville

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Jacksonville is an incorporated city with its own government and the seat of Morgan County. City Hall is on 217-479-4600, Monday to Friday 8 a.m. to 4:30 p.m., on jacksonvilleil.com, and the Community Development and Inspection Department handles building, electrical, plumbing and fire prevention inspections; inspections are scheduled on 217-479-4620. Its permits page says new buildings, additions and major renovations need a building permit and lists roofing, siding, fences, garages, carports and structural alterations, with electrical changes over $500 needing a permit too. It does not name doors, windows or garage doors, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the department before the work. The page lists state or municipal licenses for plumbing, electrical and roofing work and no general contractor registration. According to National Park Service listings, the city has two National Register districts, the Jacksonville Historic District and the Jacksonville Downtown Historic District, and its codes list a Historic Preservation Ordinance; we could not confirm what it requires for a garage door.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says a contractor should hand over the Home Repair Consumer Rights document for work valued at $1,000 or more, and that a contract signed at your home can be canceled within three business days.

FAQ

Jacksonville garage door repair: questions we hear

Is there garage door repair near me in Jacksonville?

Yes. Emil Garage Doors repairs garage doors in Jacksonville (ZIP 62650) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Jacksonville?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Jacksonville?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Jacksonville, Illinois?

Jacksonville's street ZIP code is 62650, according to ZIP directories; 62651 is a PO-box ZIP. The 62650 code also covers addresses outside the city, such as South Jacksonville, so call us if you are not sure we reach yours.

Do you service older garage doors in Jacksonville, Illinois?

Yes. About 48 percent of Jacksonville's homes were built before 1960, according to Census estimates, and the doors, springs, tracks and openers on them are often worn or already replaced once. We weigh and balance the door and explain what we find before we quote.

Do I need a permit to replace a garage door in Jacksonville, Illinois?

The city's permits page lists garages and structural changes but does not name garage doors or openers, so we could not confirm the rule. Call the city at 217-479-4600 before the work.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
