A university city with rentals, older streets and newer subdivisions

According to the Census Bureau's American Community Survey for 2020-2024, Urbana has about 19,228 housing units with a median year built of 1980. About 14 percent were built in the 1960s, about 12 percent in the 1970s, about 10 percent in the 1980s and about 39 percent in 1990 or later, so the city has newer housing than most Illinois cities we serve. Original doors from the 1980s and 1990s are now 30 years old or more, which is when springs, cables and rollers wear out.

Only about 39 percent of Urbana's homes are single-family detached houses; about 48 percent are in buildings of five units or more, and about 37 percent of occupied homes are owner-occupied, so many jobs involve a landlord or property manager. The city has three local historic districts, Buena Vista Court, Joseph Royer District and West Main Street (800 Block); we could not verify whether replacing a door there needs review, so ask the city first. We could not verify any homeowners' association rules.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Original springs and openers on 1980s and 1990s homes
  • Rented homes and townhomes that need the owner's OK
  • Doors in local historic districts: ask before changing

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

What Urbana weather does to a garage door

Urbana's own climate table names no station, so we use Wikipedia's 1991-2020 normals for Champaign 3S, a nearby station: a January average high of 33.5 degrees and low of 17.9, a July high of 85.2 and low of 65.2, and about 40.9 inches of precipitation and 20.8 inches of snow a year, with a record low of minus 25. It is a stand-in, not an Urbana reading. Cold stiffens grease and weatherstripping and can break a spring that has many cycles on it.

In the late January 2019 cold wave the Illinois State Climatologist listed minus 17 in Champaign, which is a stand-in too. Ice can freeze a bottom seal to the slab, and the freeze-thaw cycle works moisture into hinges and rollers. In a long outage, know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.

  • Clear ice from the bottom seal in winter
  • Lubricate rollers and hinges twice a year
  • Know where the manual release is

Rules to know

Opener safety, permits and design rules in Urbana

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Urbana is its own city. Its Building Safety Division, part of Community Development Services, is at 400 South Vine Street, phone 217-384-2443, on urbanail.gov, and permits are applied for through the city's online portal. The division's page lists fences, decks, replacement windows, detached garages and remodeling that changes garage areas as permit work, but it does not name garage doors or overhead doors, so we could not confirm whether a replacement garage door or an opener swap needs a permit. Ask the division before the work. The city's Historic Preservation Commission reviews exterior work on designated landmarks and in its three local historic districts; we could not verify how that applies to garage doors.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give the Home Repair Consumer Rights document on jobs valued at $1,000 or more and lists what a written contract must say.

FAQ

Urbana garage door repair: questions we hear

Is there garage door repair near me in Urbana?

Yes. Emil Garage Doors repairs garage doors in Urbana (ZIP 61801) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Urbana?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Urbana?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Urbana?

Urbana's street ZIP codes are 61801 and 61802, according to ZIP directories; 61803 is for PO boxes only. Call us if your address is near Champaign or Savoy and you are not sure we reach it.

Do you work with landlords and property managers in Urbana?

Yes. About 63 percent of occupied Urbana homes are rented, according to Census estimates, so many door repairs are ordered by a landlord or manager. Tell us who approves the work and how to reach the tenant when you call, and we book the visit around access.

Do I need a permit to replace a garage door in Urbana?

We could not confirm it. The city's Building Safety page lists replacement windows but does not name garage doors, so call the division at 217-384-2443 before you order a door.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
