Mostly detached houses, with condos and apartment buildings
According to the Census Bureau's 2020-2024 American Community Survey, Billerica has about 15,600 housing units and the median home was built in 1973. About 73 percent are detached single-family houses, about 6 percent are attached homes, about 4 percent are two- to four-unit buildings and about 16 percent are in buildings of five or more units. About 79 percent of households own their home. Doors and springs from the 1970s are often past their rated life, so we check the cycle count by feel and weigh the door before we quote.
Wikipedia says Billerica was incorporated in 1655 and that Bedford, Wilmington and Tewksbury were later split from the original plantation. It lists the villages of Billerica Center, East Billerica, North Billerica, Nutting Lake, Pinehurst, West Billerica, River Pines, Riverdale and South Billerica, and names the Manning Manse, built in 1696, as the oldest remaining homestead. The Billerica Town Common District is on the National Register of Historic Places, so ask the town before you change a door near the Common.
Tell us your cross street and whether the garage is attached, detached or in a condo building, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Billerica weather does to a garage door
Billerica has no weather table of its own that we could verify, so this is a regional reading from Wikipedia's pages for neighboring Tewksbury and Wilmington, a general figure and not a station table: about 44 inches of precipitation a year, with snow on the ground about 62 days. Cold stiffens springs, cables and weatherstripping, and road salt corrodes tracks and hardware.
Patch reported, from Massachusetts Emergency Management Agency figures, that around noon on March 8, 2018 a storm had left 13,639 Billerica customers, about 82 percent, without power. CBS Boston reported flooded streets and a pine that split on Albion Road, taking power lines down, on November 12, 2021. In an outage the opener will not run, so know where the red manual release cord is and how to use it.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After heavy rain, check that water is not pooling at the bottom seal.
- Know where the manual release is
- Lubricate rollers and hinges before winter

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Billerica is a town with its own Building Department at Town Hall, 365 Boston Road. The town's residential permit application lists 978-671-0959 for the department, and the town says the department reviews and inspects construction and enforces the state code and zoning bylaw. We could not read a page that mentions garage doors or says what work needs no permit, so we could not confirm whether a replacement or an opener swap needs one. Ask the department before the work through billerica.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the town's answer is the one that counts. The Billerica Town Common District is on the National Register; we could not confirm whether any town review applies to garage doors there.

Billerica garage door repair: questions we hear
Is there garage door repair near me in Billerica?
Yes. Emil Garage Doors repairs garage doors in Billerica (ZIPs 01821 and 01862) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Billerica?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Billerica?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Billerica?
Billerica's street ZIP codes are 01821 and 01862 (North Billerica). Call us if you are not sure we reach your address.
Does Billerica require a permit to replace a garage door?
We could not confirm it. We found no town page that mentions garage doors, so call the Building Department at 978-671-0959 before a replacement, and tell us when you call so we can plan the visit.
Can I change my garage door if my Billerica house is near the Town Common?
Ask first. The Billerica Town Common District is on the National Register of Historic Places, and we could not confirm what the town reviews there. Check with the town before you order a new door.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
