Two-family houses, mill-era blocks and apartment buildings
According to the Census Bureau's 2020-2024 American Community Survey, Lowell has about 44,900 housing units and the median home was built in 1953. Only about 30 percent are detached single-family houses; about 16 percent are two-unit buildings, about 10 percent have three or four units, and about 35 percent are in buildings of five or more units. About 43 percent of households own their home. Older garages here are often single-bay, tight to the street, and share a driveway or a lot.
Wikipedia says Lowell was first settled in 1652 and named in 1823 for Francis Cabot Lowell as a mill town, and that by 1860 it had more cotton spindles than the eleven states that later formed the Confederacy combined. It lists eight neighborhoods: the Acre, Back Central, Belvidere, Centralville, Downtown, the Highlands, Pawtucketville and South Lowell. The city describes the Belvidere Hill Historic District as the best-preserved example of its finer late 19th-century residential neighborhoods.
Tell us your street and whether the garage is under a house, behind a two-family or part of a condo or apartment building, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

What Lowell weather does to a garage door
Wikipedia's Lowell climate table, from NOAA 1991-2020 normals, shows a January average high of 34.0 F, a July average high of 84.7 F, about 48.5 inches of precipitation and 56.1 inches of snow a year, and a record snowy winter of 120 inches in 2014-2015. Cold stiffens springs, cables and weatherstripping, and road salt corrodes tracks and hinges.
The Merrimack and Concord Rivers meet in Lowell. In the May 2006 flood the Merrimack rose more than 8 feet over flood stage in the city, according to Wikipedia's account of the flood. After wet spells, check the bottom seal and the tracks of any garage that sits low. In the nor'easter of March 7 to 8, 2018, about 87,000 Middlesex County customers lost power overnight, according to a report from nearby Westford, so know where the red manual release cord is.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.
- Know where the manual release is
- Check the bottom seal after wet weather
- Lubricate rollers and hinges before winter

Opener safety, permits and design rules in Lowell
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Lowell is a city with a Development Services office in City Hall, 375 Merrimack Street, 2nd Floor. The city's permitting page lists 978-674-4144 and says the office processes building, plumbing, gas, mechanical and electrical permits. It does not say which work needs a building permit and does not mention doors or garage doors, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the office before the work at lowellma.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the city's answer is the one that counts. The city's page says its Historic Board reviews certain building projects; we could not confirm whether that includes garage doors.

Lowell garage door repair: questions we hear
Is there garage door repair near me in Lowell?
Yes. Emil Garage Doors repairs garage doors in Lowell (ZIPs 01850, 01851, 01852 and 01854) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lowell?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lowell?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lowell?
Lowell has four street ZIP codes: 01850 (Centralville), 01851 (the Highlands), 01852 (downtown, Belvidere, Back Central and South Lowell) and 01854 (Pawtucketville and the Acre). 01853 is for post-office boxes only. Call us if you are not sure we reach your address.
Does Lowell require a permit to replace a garage door?
We could not confirm it. The city's pages do not mention garage doors, so call Development Services at 978-674-4144 before a replacement, and tell us when you call so we can plan the visit.
What should I do with my garage door during a power outage in Lowell?
Pull the red manual release cord to open or close the door by hand, and keep the opener unplugged or switched off until the power is steady. Call us if the door is heavy or does not stay up, because that can mean a worn spring.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
