Detached houses, duplexes and apartment buildings
According to the Census Bureau's 2020-2024 American Community Survey, Dracut has about 12,700 housing units and the median home was built in 1975. About 66 percent are detached single-family houses, about 7 percent are attached homes such as townhouses, about 7 percent are two- to four-unit buildings and about 20 percent are in buildings of five or more units. About 80 percent of households own their home. Springs and openers from the 1970s and 1980s are often near the end of their life, so we weigh each door before we choose parts.
Wikipedia says Dracut was incorporated on February 26, 1701, when it separated from Chelmsford, and that its early economy ran on fishing, lumbering and milling before paper and cotton mills on Beaver Brook drew Irish and French-Canadian workers. The town designated nine business districts named for historic neighborhoods: Bridge Street, Broadway, Collinsville, Dracut Center, East Dracut, Hovey Square, Kenwood, Lakeview and Navy Yard. We found no local historic district in Dracut, so ask the town if your house is unusually old.
Tell us your street and whether the garage is attached, detached or under a multi-family building, and we book the soonest visit. We balance each door before choosing new springs.

The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

What Dracut weather does to a garage door
Dracut has no weather table of its own that we could verify, so this is a regional reading from Wikipedia's pages for neighboring Tewksbury and Wilmington, a general figure and not a station table: about 44 inches of precipitation a year, with snow on the ground about 62 days. Cold stiffens springs, cables and weatherstripping, and road salt corrodes tracks and hardware.
Patch reported, from Massachusetts Emergency Management Agency figures, that around noon on March 8, 2018 a storm had left 11,067 Dracut customers, about 84 percent, without power. When the power fails the opener will not run, so everyone in the house should know where the red manual release cord is and how to use it.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.
- Know where the manual release is
- Lubricate rollers and hinges before winter

Opener safety, permits and design rules in Dracut
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Dracut is a town with its own Building Department at Town Hall, 62 Arlington Street (978-454-0603). The department's page links to an online permit portal but does not mention garage doors or say what work needs no permit, and the town's permits page lists only Fire Department permits, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the department before the work at dracutma.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the town's answer is the one that counts.

Dracut garage door repair: questions we hear
Is there garage door repair near me in Dracut?
Yes. Emil Garage Doors repairs garage doors in Dracut (ZIP 01826) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Dracut?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Dracut?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Dracut?
Dracut's street ZIP code is 01826. Call us if you are not sure we reach your address.
Does Dracut require a permit to replace a garage door?
We could not confirm it. The Building Department page does not mention garage doors, so call 978-454-0603 before a replacement, and tell us when you call so we can plan the visit.
Do you repair garage doors on duplexes and apartment buildings in Dracut?
Yes. About a quarter of Dracut homes are in buildings of two or more units, and doors there are often shared or older. Tell us who owns the door and where the garage is, and we book a visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
