Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Talk about the gold standard for superb professional courteous responsive customer service - these guys are always on time, their rates are very reasonable and IMO lowest in town, and their work is always quality - from spring replacements to extra FOB programming & delivery! The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Detached houses from the 1960s, plus condos and apartment complexes
According to the Census Bureau's 2020-2024 American Community Survey, Danvers has about 11,500 housing units and the median home was built in 1963. About 58 percent are detached single-family houses, about 6 percent are attached homes, about 7 percent are two-family houses and about 24 percent are in buildings of five or more units; about 1 percent are mobile homes. About 69 percent of households own their home. Doors and openers from the 1960s are often on a second set already, so we weigh each door before choosing new springs.
Wikipedia says Danvers was permanently settled in 1636 as Salem Village and incorporated as a town in 1757, and that the Great Danvers Fire of 1845 destroyed 18 buildings in Danvers Square. It names the areas of Burley's Corner, Danvers Center, Danversport, Ferncroft, Hathorne, Putnamville and Tapleyville, and says the former Danvers State Hospital is now an apartment complex. We could not confirm whether any local historic review covers garage doors, so ask the town before you change a door near a historic site.

What your garage door is telling you in Danvers
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.

What Danvers weather does to a garage door
Danvers has no weather table of its own that we could verify, so this is a regional reading from Boston Logan Airport's 1991-2020 normals as published on Wikipedia: a July average high near 82 degrees, a January average low near 23 and roughly 49 inches of snow a season. Cold stiffens springs, cables and weatherstripping, and road salt corrodes tracks, hinges and bottom seals.
Patch reported that on Wednesday, September 30, 2020 a strong cold front brought high winds and rain, with the town reporting limbs down and power out on Conant Street, Poplar Street, High Street and Liberty Street. When the power is out the opener will not run, so know where the red manual release cord is.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.
- Know where the manual release is
- Lubricate rollers and hinges before winter
- Clear ice from the bottom seal

Opener safety, permits and design rules in Danvers
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
Town permits. Danvers is a town with its own Inspectional Services at Town Hall, 1 Sylvan Street. The town's directory lists the main number as 978-777-0001, and we could not read a town page that mentions garage doors or openers, so we could not confirm whether a replacement or an opener swap needs a permit. Ask the department before the work at danversma.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the town's answer is the one that counts. The Salem Village Historic District is named on Wikipedia; we could not confirm any garage-door review there.

Danvers garage door repair: questions we hear
Is there garage door repair near me in Danvers?
Yes. Emil Garage Doors repairs garage doors in Danvers (ZIP 01923) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Danvers?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Danvers?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Danvers?
Danvers' street ZIP code is 01923. Call us if you are not sure we reach your address.
Does Danvers require a permit to replace a garage door?
We could not confirm it. We did not find a town page that mentions garage doors, so call Town Hall at 978-777-0001 before a replacement, and tell us when you call so we can plan the visit.
What should I do with my garage door during a power outage in Danvers?
Pull the red manual release cord to open or close the door by hand, and keep the opener unplugged or switched off until the power is steady. Call us if the door is heavy or does not stay up, because that can mean a worn spring.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
