Peabody homes

Detached houses, two-families, condos and large apartment buildings

According to the Census Bureau's 2020-2024 American Community Survey, Peabody has about 23,100 housing units and the median home was built in 1966. About 51 percent are detached single-family houses, about 5 percent are attached homes, about 9 percent are two-family houses, about 5 percent are in three- or four-unit buildings and about 28 percent are in buildings of five or more units; about 2 percent are mobile homes. About 66 percent of households own their home. Doors and springs from the 1960s are often past their rated life, and shared doors on multi-unit buildings take heavy daily use.

Wikipedia says Peabody was settled in 1626 as part of Salem, became South Danvers in 1855, was renamed Peabody in 1868 and became a city in 1916. It names Peabody Square, South Peabody, Proctor and West Peabody, which it says was mostly farmland until the 1950s, and lists the Washington Street Historic District, Brooksby Farm and Northshore Mall. We could not confirm whether any local historic review covers garage doors, so ask the city before you change a door in a historic area.

Tell us your cross street and whether the garage is attached, detached or under a multi-family building, and we book the soonest visit. We weigh and balance each door before choosing new springs.

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

What Peabody weather does to a garage door

Peabody has no weather table of its own that we could verify, so this is a regional reading from Boston Logan Airport's 1991-2020 normals as published on Wikipedia: a July average high near 82 degrees, a January average low near 23 and roughly 49 inches of snow a season. Cold stiffens springs, cables and weatherstripping, and road salt corrodes tracks, hinges and bottom seals.

CBS Boston reported that on October 4, 2011 flash flooding that coincided with high tide made many Peabody roads impassable, submerged the town center and affected more than 100 homes in ten areas, and the mayor declared a state of emergency. Water that stands against a low garage rusts bottom brackets and soaks weatherstripping, and in an outage the opener will not run, so know where the red manual release cord is.

Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a flood or heavy rain, dry the bottom seal and check the bottom brackets for rust before you run the opener.

  • Know where the manual release is
  • Dry the bottom seal after flooding
  • Lubricate rollers and hinges before winter

Rules to know

Opener safety, permits and design rules in Peabody

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Peabody is a city with its own Building Department at City Hall, 24 Lowell Street (City Hall 978-538-5900). The city's home page links to an online permits portal. We could not read a city page about garage doors or openers, so we could not confirm whether a replacement or an opener swap needs a permit. Ask the department before the work at peabody-ma.gov.

State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the city's answer is the one that counts. Wikipedia names the Washington Street Historic District; we could not confirm any garage-door review there.

FAQ

Peabody garage door repair: questions we hear

Is there garage door repair near me in Peabody?

Yes. Emil Garage Doors repairs garage doors in Peabody (ZIP 01960) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Peabody?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Peabody?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Peabody?

Peabody's street ZIP code is 01960, which also covers West Peabody. ZIP 01961 is a post office box ZIP. Call us if you are not sure we reach your address.

Does Peabody require a permit to replace a garage door?

We could not confirm it. We did not find a city page that mentions garage doors, so call City Hall at 978-538-5900 or use the online permits portal before a replacement, and tell us when you call so we can plan the visit.

Can flooding damage a garage door in Peabody?

It can. After the October 2011 flash flood, which affected more than 100 homes, water that stands against a low garage rusts bottom brackets and soaks the bottom seal. Dry the seal, check the brackets and call us if the door binds or does not close evenly.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
