A mostly single-family town of 1960s houses just north of Boston
According to the Census Bureau's 2020-2024 American Community Survey, Saugus has about 11,400 housing units and about 11,000 households, and the median owner-occupied home is worth about $603,000. Around 66 percent of units are single-family detached houses and about 72 percent of households own their home. The median home was built in 1962, so many garage doors and openers are original to a house from the 1960s.
Wikipedia says Saugus was settled in 1629 and incorporated in 1815, and that its villages include Cliftondale, Saugus Center, East Saugus, Lynnhurst, Pleasant Hills and Oaklandvale. It names Saugus Iron Works National Historic Site, Breakheart Reservation and Square One Mall, and calls U.S. Route 1 the main commuter route out of Boston for the North Shore.

What Saugus weather does to a garage door
Saugus has no weather table of its own that we could verify, so these are figures from Boston, about 9 miles away. Wikipedia's Boston climate box uses Logan Airport: 1991-2020 normals show a January mean low near 23 degrees, a July mean high near 82, about 44 inches of precipitation and about 49 inches of snow a year. Cold stiffens springs, cables and weatherstripping.
According to local news summaries, the Saugus River has flooded streets, yards and basements, and the remnants of Hurricane Florence flooded Route 1 and several neighborhoods in September 2018. Low garages can take on water, and road salt eats at tracks and hinges. If the power fails the opener cannot lift the door, so find the manual release before the storm.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall or a storm tide, clear ice and standing water from the bottom of the door before you run the opener.
- Lubricate rollers and hinges before winter
- Keep water and ice off the bottom seal
- Know where the manual release is
What customers say
Real reviews from our Google listing, copied as the customers wrote them.
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
Town permits. Saugus Inspectional Services is at Town Hall, 298 Central Street, Suite 6, phone 781-231-4116 (Town Hall main line 781-231-4101). The department page lists building, electrical and plumbing forms and does not mention doors or garage doors. We could not confirm whether a garage door replacement or an opener swap needs a permit, so call before the work or visit saugus-ma.gov.
State rules. Massachusetts General Laws chapter 142A bars contractors from working without a registration certificate on residential contracting jobs. The state building code (780 CMR 105.2.2) says ordinary repairs need no notice to the building official, but it does not mention garage doors, so the answer from the city or town is the one that counts.

Saugus garage door repair: questions we hear
Is there garage door repair near me in Saugus?
Yes. Emil Garage Doors repairs garage doors in Saugus (ZIP 01906) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Saugus?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Saugus?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Saugus?
Saugus has one street ZIP code, 01906. Call us if you are not sure we reach your address.
Does Saugus require a permit to replace a garage door?
Saugus's Inspectional Services page does not mention garage doors, so we could not confirm a rule. Call the department at 781-231-4116 before a replacement, and tell us when you call so we can plan the visit.
Do you serve Saugus near the Lynn and Revere lines?
Yes. Saugus borders Lynn, Revere, Lynnfield, Melrose and Wakefield, and we serve homes on both sides of those lines. Tell us your street and we confirm the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
