A big North Shore city of older houses, two- to four-family buildings and apartments
According to the Census Bureau's 2020-2024 American Community Survey, Lynn has about 38,000 housing units and about 36,400 households, and the median owner-occupied home is worth about $510,000. Only about 35 percent of units are single-family detached houses, roughly 33 percent are in buildings of two to four units and about 28 percent in larger buildings, and about 52 percent of households rent. The median home was built in 1946, so many doors belong to older buildings with original openers.
Wikipedia says Lynn was settled in 1629, became a city in 1850 and was a major shoe-making center into the early 1900s, with the last shoe factory closing in 1981. It also traces General Electric's roots to the Thomson-Houston company of 1883 and names Lynn Woods Reservation, Lynn Beach, Central Square and the Diamond Historic District among the city's landmarks.
Tell us your street and whether the door belongs to a house or a multi-family building, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

What Lynn weather does to a garage door
Lynn has no weather table of its own that we could verify, so these are figures from Boston, about 10 miles away. Wikipedia's Boston climate box uses Logan Airport: 1991-2020 normals show a January mean low near 23 degrees, a July mean high near 82, about 44 inches of precipitation and about 49 inches of snow a year. Cold stiffens springs, cables and weatherstripping.
According to Item Live, on January 4, 2018 water poured onto Lynn Shore Drive and Summer Street, and police closed Lynn Shore Drive and the Nahant Rotary because of ocean flooding. Salt air and spray eat at tracks, hinges and spring hardware, and a flooded low garage can ruin an opener motor. If the power fails the opener cannot lift the door, so find the manual release before the storm.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall or a storm tide, clear ice and standing water from the bottom of the door before you run the opener.
- Lubricate rollers and hinges before winter
- Keep water and ice off the bottom seal
- Know where the manual release is

Opener safety, permits and design rules in Lynn
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Lynn's Inspectional Services Department is at City Hall, 3 City Hall Square (the city lists Room 405), general phone (781) 598-4000. The department page says it handles plans, permits and inspections and does not mention doors or garage doors. We could not confirm whether a garage door replacement or an opener swap needs a permit, so call before the work or visit lynnma.gov.
State rules. Massachusetts General Laws chapter 142A bars contractors from working without a registration certificate on residential contracting jobs. The state building code (780 CMR 105.2.2) says ordinary repairs need no notice to the building official, but it does not mention garage doors, so the answer from the city or town is the one that counts. Lynn has the Diamond, Central Square and Lynn Common historic districts; we could not confirm any review of garage doors, so ask the city before changing a door in one of them.

Lynn garage door repair: questions we hear
Is there garage door repair near me in Lynn?
Yes. Emil Garage Doors repairs garage doors in Lynn (ZIP 01902) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lynn?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lynn?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lynn?
Lynn has four street ZIP codes: 01901, 01902, 01904 and 01905. Call us if you are not sure we reach your address.
Does Lynn require a permit to replace a garage door?
Lynn's Inspectional Services page does not mention garage doors, so we could not confirm a rule. Call the department at (781) 598-4000 before a replacement, and tell us when you call so we can plan the visit.
Do you repair garage doors on multi-family buildings in Lynn?
Yes. The Census survey puts roughly 33 percent of Lynn's housing units in buildings of two to four units and about 28 percent in larger buildings, and we repair doors and openers on them as on any house. Tell us which unit the door belongs to and we plan the visit around it.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
