Salt air, harbor storms and a snowy winter

What Marblehead weather does to a garage door

Wikipedia gives Marblehead an average of about 48 inches of precipitation and about 39 inches of snow a year, with a record low of minus 20 degrees on February 4, 2023. The same article counts about 15 of the town's 19.6 square miles as water, so spray and salt air reach tracks, hinges, springs and fasteners. Cold stiffens springs and seals, and salt speeds rust on exposed steel.

The Marblehead Current reported that on December 23, 2022 a National Weather Service high wind warning called for gusts to 60 mph, surf topped the Veterans Memorial Causeway seawall at the 10:30 a.m. high tide, water flooded Front Street and Fort Beach, and the Marblehead Municipal Light Department counted about 140 customers without power. When the power goes out the opener will not run, so know where the red manual release cord is.

Rinse salt from the bottom panel and the lower track in spring, lubricate the rollers and hinges before winter, and test the safety reverse. If water has stood against the bottom seal, dry it before you run the opener.

  • Rinse salt from the track and bottom panel
  • Know where the manual release is
  • Dry the bottom seal after a flood

Marblehead homes

Mostly detached houses, many built before 1950, on a built-out peninsula

According to the Census Bureau's 2020-2024 American Community Survey, Marblehead has about 9,100 housing units and the median home was built in 1944. About 77 percent are detached single-family houses, about 5 percent are two-family houses, about 8 percent are in three- or four-unit buildings and about 6 percent are in buildings of five or more units. About 85 percent of households own their home. Wikipedia says the town was built out by about 1970 and that much early architecture survives, so many garages here are older additions with narrow openings and doors that have been replaced once already.

Wikipedia describes Marblehead as the town center, the Old Town to the northeast, Clifton to the southwest along the Swampscott line, and Marblehead Neck, a near-island joined by an isthmus. It says the town became independent of Salem in 1649, that Abbot Hall was built in 1876-1877 and became the town hall, and that the Marblehead Historic District protects much of the Old Town. We could not confirm whether the district's review covers garage doors, so ask the town before you change a door that faces a Marblehead street.

Tell us your street and whether the garage is attached, detached or under a porch or addition, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Doors in or near the Old Town: ask the town first

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Rules to know

Opener safety, permits and design rules in Marblehead

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

Town permits. Marblehead is a town with its own Building Inspection Department. The town directory lists it at the Mary Alley Municipal Building, 7 Widger Road, but it shows two different phone numbers, so we are not printing one. We could not read a town page about garage doors or openers, so we could not confirm whether a replacement or an opener swap needs a permit. Ask the department before the work at marbleheadma.gov.

State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the town's answer is the one that counts. Historic districts. Wikipedia says the Marblehead Historic District protects much of the Old Town, and the town has an Old and Historic Districts Commission for exterior changes. We could not confirm that it reviews garage doors, so check with the town if your house is in a district.

FAQ

Marblehead garage door repair: questions we hear

Is there garage door repair near me in Marblehead?

Yes. Emil Garage Doors repairs garage doors in Marblehead (ZIP 01945) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Marblehead?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Marblehead?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Marblehead?

Marblehead's street ZIP code is 01945, which covers the whole town including Marblehead Neck. Call us if you are not sure we reach your address.

Does Marblehead require a permit to replace a garage door?

We could not confirm it. We did not find a town page that mentions garage doors, so ask the Building Inspection Department at marbleheadma.gov before a replacement, and tell us when you call so we can plan the visit.

Can I change my garage door if my Marblehead house is in the historic district?

Ask first. Wikipedia says the Marblehead Historic District protects much of the Old Town and the town has a commission that reviews exterior changes. We could not confirm what it reviews for garage doors, so check with the town before you order a new door.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
