Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Talk about the gold standard for superb professional courteous responsive customer service - these guys are always on time, their rates are very reasonable and IMO lowest in town, and their work is always quality - from spring replacements to extra FOB programming & delivery! The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Detached houses from the 1980s, condos and two-families near the center
According to the Census Bureau's 2020-2024 American Community Survey, Mansfield has about 9,300 housing units and the median home was built in 1980. About 60 percent are detached single-family houses, about 7 percent are two-family houses and about 23 percent are in buildings of five or more units. About 73 percent of households own their home. Doors and openers from the early 1980s are often on a second set of springs or due for one, and a wide two-car door carries real weight, so we weigh and balance it before choosing new springs.
Wikipedia says Mansfield was settled in 1658, incorporated in 1775, and lists the neighborhoods East Mansfield, Whiteville, Ginty Corner, Mansfield Center, Purdy Corner, Robinsonville and West Mansfield. It names the Xfinity Center concert venue and the Fisher-Richardson House, built between 1743 and 1751 and on the National Register. We found no local historic district in Mansfield, so ask the town if your house is unusually old.

What your garage door is telling you in Mansfield
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.

What Mansfield weather does to a garage door
Mansfield has no weather table of its own that we could verify, so these are regional figures from Wikipedia's Norton weather box, from the 1991-2020 normals and a few miles south: a July mean daily high near 83 degrees, a January mean daily low near 18, about 52 inches of precipitation and about 50 inches of snow a year. Cold stiffens springs, cables and weatherstripping, and road salt corrodes tracks and hardware.
Patch Mansfield reported on March 2, 2018 that trees brought down by that day's storm caused multiple power outages and that the town's electric department responded. In an outage the opener will not run, so everyone in the house should know where the red manual release cord is and how to use it.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.
- Know where the manual release is
- Lubricate rollers and hinges before winter
- Clear ice from the bottom seal

Opener safety, permits and design rules in Mansfield
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Mansfield is a town with its own Building Department in Town Hall, 6 Park Row, first floor (Town Hall 508-261-7466; the town's permitting guide on mass.gov lists the Building Department's direct line as 508-261-7360, so confirm when you call). The town's page says permits are filed through the PermitEyes online portal, but it does not say when a permit is required or mention doors, so we could not confirm whether a garage door replacement or an opener swap needs one. Ask the department before the work at mansfieldma.com.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the town's answer is the one that counts. We found no local historic district review in Mansfield.

Mansfield garage door repair: questions we hear
Is there garage door repair near me in Mansfield?
Yes. Emil Garage Doors repairs garage doors in Mansfield (ZIP 02048) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Mansfield?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Mansfield?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Mansfield?
Mansfield's street ZIP code is 02048. Call us if you are not sure we reach your address.
Does Mansfield require a permit to replace a garage door?
We could not confirm it. The town's Building Permits page does not mention doors, so call Town Hall at 508-261-7466 and ask for the Building Department before a replacement. Tell us when you call so we can plan the visit.
Do you serve Mansfield Center, East Mansfield and West Mansfield?
Yes. We serve the whole town, from Mansfield Center and North Main Street to the streets near the Norton, Easton and Foxborough lines. Give us your cross street when you call.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
