A suburban and wooded town of single-family houses built mostly since the 1970s
According to the Census Bureau's 2020-2024 American Community Survey, Pembroke has about 7,100 housing units and about 6,900 households, and the median owner-occupied home is worth about $587,000. Around 83 percent of units are single-family detached houses and about 90 percent of households own their home. The median home was built in 1974, so many garage doors and openers are original to a house from the 1970s.
Wikipedia calls Pembroke mostly suburban and rural, with pockets of suburban neighborhoods and new-home developments aimed at upmarket buyers. It names the villages of Bryantville, North Pembroke and East Pembroke, and the North River, the Indian Head River and Silver Lake among the town's waters.

What Pembroke weather does to a garage door
Pembroke has no weather table of its own that we could verify, so these are figures from Boston Logan Airport, about 20 miles away. Wikipedia's Boston climate box gives 1991-2020 normals with a July mean high near 82 degrees, a January mean low near 23, about 44 inches of precipitation and about 49 inches of snow a year. Cold stiffens springs, cables and weatherstripping.
CBS Boston reported on October 28, 2021 that Pembroke was 100 percent without power after a nor'easter, with schools closed another day and generators running in many neighborhoods. Winter storms also load the bottom seal with ice, and road salt eats at tracks and hinges. If the power fails the opener cannot lift the door, so find the manual release before the storm.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear ice and slush from the bottom of the door before you run the opener.
- Lubricate rollers and hinges before winter
- Keep ice and slush off the bottom seal
- Know where the manual release is
What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
Town permits. Pembroke's Building & Inspectional Services is listed at Town Hall, 100 Center Street, Room 3, phone 781-293-3864, and the town's listings say building, wiring, gas and plumbing permits can be applied for online. We could not read the department page itself, and the listings we found do not mention doors or garage doors. We could not confirm whether a garage door replacement or an opener swap needs a permit, so call before the work or visit pembroke-ma.gov.
State rules. Massachusetts General Laws chapter 142A bars contractors from working without a registration certificate on residential contracting jobs. The state building code (780 CMR 105.2.2) says ordinary repairs need no notice to the building official, but it does not mention garage doors, so the answer from the town is the one that counts. The town has a Historic District / Historical Commission page; we could not confirm any review of garage doors, so ask the town before changing a door on an older property.

Pembroke garage door repair: questions we hear
Is there garage door repair near me in Pembroke?
Yes. Emil Garage Doors repairs garage doors in Pembroke (ZIP 02359) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Pembroke?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Pembroke?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Pembroke?
Pembroke has one street ZIP code, 02359. ZIP 02358 (North Pembroke) is for PO boxes. Call us if you are not sure we reach your address.
Does Pembroke require a permit to replace a garage door?
We could not confirm a rule for garage doors. Call Building & Inspectional Services at 781-293-3864 before a replacement, and tell us when you call so we can plan the visit.
Do you service garage doors in Bryantville and North Pembroke?
Yes. We serve every part of Pembroke, including the villages of Bryantville, North Pembroke and East Pembroke. Tell us your street and we confirm the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
