What Rockland weather does to a garage door
Rockland has no weather table of its own that we could verify, so these are regional figures from Boston Logan Airport, about 20 miles away. The 1991-2020 normals show a July mean daily high near 82 degrees, a January mean daily low near 23, about 44 inches of precipitation and about 49 inches of snow a year. Boston Logan's snowiest season on record was 2014-2015, with 110.6 inches.
Cold stiffens springs, cables and weatherstripping, and wet snow and road salt load and corrode the bottom seal, tracks and hinges. A January 2025 windstorm left about 25,700 customers across the state without power, with neighboring Abington and Whitman among the hardest hit, so know where your manual release is.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.

Old mill-town streets, 1960s houses and a few two-families
According to the Census Bureau's 2020-2024 American Community Survey, Rockland has about 7,100 housing units and the median home was built in 1962. About 55 percent are detached houses, about 21 percent are two-, three- or four-unit buildings, about 9 percent are in larger buildings and about 5 percent are mobile homes. About three in four households own their home. Older openings are often narrower, and tracks and springs older than the opener, so we measure before we quote.
Wikipedia says Rockland grew on lumber, shoe factories and sawmills, and that post-war suburban development spread along Routes 123 and 139. Union Street is the main corridor, with the Lower Union Street Historic District on its southern stretch. A National Register listing is not a local design rule, and we could not confirm any rule for garage doors, so ask the town if your house is an old one.
Tell us your street and whether the garage is attached, detached or under a two-family, and we book the soonest visit. We weigh and balance each door before choosing new springs.

- Two-family houses with shared drives

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

| The door does this | Common cause | What we do |

| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |

| The remote works only close to the door | A weak battery, receiver or antenna | Replace the battery and test the receiver |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Rockland
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Rockland's Building Department is in Town Hall at 242 Union Street (781-871-1874, extension 1191). The department page does not describe permit types or mention doors or garage doors, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the department before the work at rockland-ma.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and requires contractors to be registered. The state building code lists work that needs no building permit but does not mention garage doors. We could not confirm whether Rockland has a local historic district that reviews garage doors.

Rockland garage door repair: questions we hear
Is there garage door repair near me in Rockland?
Yes. Emil Garage Doors repairs garage doors in Rockland (ZIP 02370) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Rockland?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Rockland?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Rockland?
Rockland has one ZIP code, 02370. Call us if you are not sure we reach your address.
Does Rockland require a permit to replace a garage door?
We could not confirm it. The Building Department page does not mention doors, so call 781-871-1874 (extension 1191) before a replacement, and tell us when you call so we can plan the visit.
Do you repair garage doors on older Rockland houses?
Yes. Rockland's median home was built in 1962, so we often meet narrower openings, older tracks and detached garages. We measure the door, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
