Detached houses from the 1980s on, over a very large town

According to the Census Bureau's 2020-2024 American Community Survey, Plymouth has about 29,200 housing units and the median home was built in 1982. About 66 percent are detached single-family houses, about 9 percent are attached homes such as townhouses, about 9 percent are two- to four-unit buildings and about 13 percent are in buildings of five or more units. About 79 percent of households own their home. The town covers 134 square miles, 96 of them land, so a visit can mean a long drive; tell us your area when you call.

Wikipedia says Plymouth was settled in 1620 by the Pilgrims and names the areas of Plymouth Center, North, West and South Plymouth, Manomet and Cedarville. Landmarks include Plymouth Rock, the Pilgrim Hall Museum, founded in 1824, and Plimoth Patuxet. The town's Historic District Commission reviews exterior changes that can be seen from a public way, so ask first if your house is old or near the waterfront.

What Plymouth weather does to a garage door

Wikipedia gives Plymouth NOAA normals for 1991 to 2020 of a July average high of 84.0 F and a January average low of 21.8 F, with about 52.8 inches of precipitation and 37.9 inches of snow a year. The town is vulnerable to nor'easters. Cold stiffens springs, cables and weatherstripping, and salt air and road salt corrode tracks and hardware.

During the March 2, 2018 nor'easter, Eversource showed 17,786 Plymouth customers without power by 11:45 p.m., more than half the town, according to a Patch report, and high tides washed out sections of Route 3A near Warren Avenue. When the power fails the opener will not run, so everyone in the house should know where the red manual release cord is and how to use it.

Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.

  • Know where the manual release is
  • Lubricate rollers and hinges before winter
  • Clear ice from the bottom seal

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

Rules to know

Opener safety, permits and design rules in Plymouth

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Plymouth is a town with its own Inspectional Services Department at 26 Court Street (508-322-3431). The town's permit page quotes the state code, which says a building permit is not required for ordinary repairs, and lists exempt work such as sheds up to 200 square feet and finish work. It does not mention doors or garage doors, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the department before the work through plymouth-ma.gov.

State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate, so the town's answer is the one that counts. The Plymouth Historic District Commission reviews exterior changes visible from a public way; we could not confirm whether it reviews garage doors, so ask before you change one in the district.

FAQ

Plymouth garage door repair: questions we hear

Is there garage door repair near me in Plymouth?

Yes. Emil Garage Doors repairs garage doors in Plymouth (ZIP 02360) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Plymouth?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Plymouth?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Plymouth?

Plymouth's street ZIP code is 02360. One directory lists 02345 for Manomet and 02381 for White Horse Beach as PO-box ZIP codes. Call us if you are not sure we reach your address.

Does Plymouth require a permit to replace a garage door?

We could not confirm it. The town's permit page does not mention garage doors, so call Inspectional Services at 508-322-3431 before a replacement, and tell us when you call so we can plan the visit.

Do you serve Manomet and South Plymouth?

Yes. Plymouth is a large town, so tell us your street and area when you call and we book the soonest visit that reaches you.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
