A farm city built on irrigation, with homes from about 1986
According to the Census Bureau's 2020-2024 American Community Survey, Hermiston has about 7,000 housing units and a median year built of 1986. About 57 percent are single-family detached houses, about 12 percent are in buildings of two to four units, about 15 percent are in buildings of five or more units, about 14 percent are mobile homes, and 61.7 percent of occupied homes are owner-occupied. Many original doors and openers are now close to 40 years old, which is past the life of a standard spring.
Wikipedia says Hermiston was incorporated in 1907, grew fast around the World War II Umatilla Army Depot, and expanded again in the 1970s with center-pivot irrigation and potato processing plants. It is known for its watermelons, and Hermiston Butte rises on the north-west side. We could not verify building materials, door types or named homeowner associations, so tell us what your door looks like when you call.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

What Hermiston weather does to a garage door
Wikipedia's table for Hermiston Municipal Airport shows 1991-2020 normals with a July high near 93 degrees, a January low near 29 and only about 8.6 inches of precipitation a year. Wikipedia says 118 degrees was recorded in Hermiston on June 29, 2021. Heat that builds up in a closed garage strains opener motors and dries out weatherstripping and lubricant, and dust works into rollers and tracks.
On March 28, 2021 a windstorm gave a 68 mph peak gust at the Hermiston Municipal Airport, according to the East Oregonian, which reported no damage in Hermiston itself. A gust like that pushes on a wide door, so loose tracks, worn hinges and a weak opener show up first. Wikipedia also notes several snowstorms a year with little accumulation, and a frosty morning can stiffen a dry roller.
In spring, wipe the dust off the tracks and lubricate the rollers and hinges. Before summer, test the safety reverse and look at the weatherstripping.
- Wipe dust off the tracks each spring
- Test the safety reverse before summer
- Check the weatherstripping for dry cracks

Opener safety, permits and design rules in Hermiston
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Hermiston is its own city. The Building Department is at 180 NE 2nd Street, Suite 211, phone 541-667-5025 (option 2), email building@hermiston.gov, and it runs the city's building permit and inspection program under the state codes. The pages we read cover new construction, additions, remodels and demolitions, but they do not name garage doors, door replacement or openers, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the Building Department before you order. See hermiston.gov.
State rules. Oregon law (ORS 455.310) says repairs and maintenance on a single-family home and its private garage should not need permits or fees, and the state's exempt list includes door and window replacements. Oregon's Construction Contractors Board says a license is needed for any construction business that advertises, offers or bids construction, remodeling or repair work. We could not confirm which license class covers garage door work. You can look up any contractor at search.ccb.state.or.us or call the board at 503-378-4621.

Hermiston garage door repair: questions we hear
Is there garage door repair near me in Hermiston?
Yes. Emil Garage Doors repairs garage doors in Hermiston (ZIP 97838) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Hermiston?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Hermiston?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Hermiston?
Hermiston's street ZIP code is 97838. Call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Hermiston?
We could not confirm that. Oregon's building-code chapter lists door and window replacements among the exempt work, but the city runs its own permit program. Call the Building Department at 541-667-5025, option 2, before you order.
Do you also come out to Stanfield, Umatilla and Echo?
Yes. Tell us your address when you call and we confirm that we reach it and book the soonest visit.
Can wind damage a garage door in Hermiston?
Yes. A strong gust can push a light door out of its track, bend the track and strain the opener. If your door shakes, scrapes or has come off the track, stop using the opener and call us.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
