Newer subdivisions, Orenco Station and master-planned South Hillsboro
According to the Census Bureau's 2020-2024 American Community Survey, Hillsboro has about 43,600 housing units, and the median year built is 1997. About 44 percent of homes were built in 2000 or later. About 47 percent are single-family detached houses, about 13 percent are attached and about 33 percent are in buildings of five or more units, so shared townhome and condo doors are common. Many original openers from the late 1990s are now due for a look.
Orenco Station grew up around a MAX stop and is described in the city code as a compact, mixed-use neighborhood, and South Hillsboro includes the Reed's Crossing community, which Portland Monthly in 2019 described as roughly 4,000 homes. A permit guide notes that homeowner association design rules can be stricter than the city's, so check your association before you change a door. We could not verify any specific association rules.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

What Hillsboro weather does to a garage door
NOAA's 1991-2020 normals for Hillsboro Airport give about 36 inches of precipitation a year on about 88 days, with December the wettest month at 6 inches and July near 0.4. The station records about 64 nights a year at or below 32 degrees. Rain rusts springs, cables and tracks and wears bottom seals, and cold snaps stiffen lubricant.
Summer heat is a smaller factor, with about 17 days a year at 90 degrees or higher. During the June 2021 heat dome, Hillsboro set its record of 114 degrees on June 28, according to Wikipedia. Extreme heat adds load to opener motors and can warp thin panels. The February 2021 ice storm left more than 350,000 people in the Portland area without power at the peak, per OPB, so it pays to know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a freeze or storm, look at the tracks and bottom seal before you run the opener.
- Check bottom seals before the wet season
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Hillsboro
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Hillsboro is its own city. The Development and Permitting Center is in the Civic Center, 150 E Main Street, fourth floor, phone 503-681-6153, with staff available Monday to Friday 8 to 5. The city's building permits page says a permit is needed to build, add to, repair, renovate or demolish a building, and it publishes no list of exempt work and does not mention garage doors. The city also issues its own electrical permits, and its page says one is needed for any electrical installation. We could not confirm whether a garage door replacement or a plug-in opener swap needs a permit, so ask the Permit Center before the work at hillsboro-oregon.gov. The city lists cultural resource alteration reviews, and a third-party guide says the downtown historic district and the Orenco Townsite Conservation zone have design standards; we could not verify whether a garage door triggers them.
State rules. Oregon law (ORS 455.310) says upkeep on a single-family home and its private garage should not need permits or fees if it does not conflict with structural and fire and life-safety provisions, and the state's exempt list includes door and window replacements. Oregon also requires a Construction Contractors Board license for most repair and alteration work done for pay on residential property. We could not confirm which license class covers garage door work. You can check any contractor's license and bond at search.ccb.state.or.us or call the board at 503-378-4621.

Hillsboro garage door repair: questions we hear
Is there garage door repair near me in Hillsboro?
Yes. Emil Garage Doors repairs garage doors in Hillsboro (ZIP 97123) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Hillsboro?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Hillsboro?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Hillsboro?
Hillsboro's main street ZIP codes are 97123 and 97124. Parts of the east side, toward Tanasbourne and Amberglen, also use 97003 and 97006. Call us if you are not sure we reach your address.
Do you service garage doors in Orenco Station and South Hillsboro?
Yes. Orenco Station and South Hillsboro are planned communities, and homeowner association design rules can be stricter than the city's. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
Do I need a permit to replace a garage door in Hillsboro?
We could not confirm that. The city's building permit page does not mention garage doors and lists no exempt work, so call the Permit Center at 503-681-6153 before you order. Changing the header or opening size is a structural change.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
