Historic blocks, ranches from the 1960s and newer streets

According to the Census Bureau's 2020-2024 American Community Survey, Forest Grove has about 9,100 housing units. About 58 percent are single-family detached houses, about 18 percent are in buildings of five or more units and about 7 percent are mobile homes. The median year built is 1982, and about one home in nine dates from 1939 or earlier, so original doors, tracks and openers are common here.

The city lists three historic districts: Walker-Naylor north of downtown, Clark south of downtown and Painter's Woods. Wikipedia says the 18-block Clark district has homes that go back to 1854. We could not verify whether replacing a garage door in those districts needs historic review, so ask the city planner before you order a new door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Original springs and openers on older homes
  • Historic districts: ask before changing a door
  • Wood and steel doors that have taken years of rain

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
★★★★★
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Forest Grove weather does to a garage door

NOAA's 1991-2020 normals for the Forest Grove station give about 47 inches of precipitation a year on about 93 days, with December the wettest month at 8.7 inches. About 61 nights a year fall to 32 degrees or lower. Long damp seasons rust springs, cables and hinges, swell wood doors and trim and wear bottom seals, and cold mornings stiffen lubricant.

The February 2021 ice storm put about an inch of ice on lines and trees and left more than 350,000 people in the Portland area without power at the peak, according to OPB. That report covers the whole metro area, not Forest Grove alone. The city owns an electric utility, Forest Grove Light & Power, and PGE's service-area page also lists the city limits, so either may serve your address. After any outage you may need the manual release, so know where it is before the next storm.

Before winter, wipe the tracks, lubricate the rollers and hinges, check the bottom seal for gaps and test the safety reverse. After a storm, look at the tracks and springs before you run the opener.

  • Check bottom seals and wood trim before winter
  • Lubricate rollers and hinges twice a year
  • Know where the manual release is

Rules to know

Opener safety, permits and design rules in Forest Grove

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Forest Grove is its own city, so its rules come from the City of Forest Grove. The Building Division is at City Hall, 1924 Council Street, phone 503-992-3229, open Monday to Thursday 8 to 5 and Friday 8 to 4. The city's permit exemptions page lists "window or door replacement where no structural member is replaced" as exempt for existing single-family homes, but it does not name garage doors or openers, and it says an exemption does not allow work that breaks the adopted code. We could not confirm whether a garage door replacement counts, so ask the Building Division before the work. Changing a header or the size of the opening is a structural change and needs a permit. The city says electrical permits go through Washington County. See forestgrove-or.gov.

State rules. Oregon law (ORS 455.310) says upkeep on a single-family home and its private garage should not need permits or fees if it does not conflict with structural and fire and life-safety provisions, and the state's exempt list includes door and window replacements. Oregon also requires a Construction Contractors Board license for most repair and alteration work done for pay on residential property. We could not confirm which license class covers garage door work. You can check any contractor's license and bond at search.ccb.state.or.us or call the board at 503-378-4621. In the historic districts, the city's Senior Planner is at 503-992-3233.

FAQ

Forest Grove garage door repair: questions we hear

Is there garage door repair near me in Forest Grove?

Yes. Emil Garage Doors repairs garage doors in Forest Grove (ZIP 97116) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Forest Grove?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Forest Grove?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Forest Grove?

Forest Grove uses one ZIP code, 97116, according to zip-codes.com. Call us if you are not sure we reach your address, for example in the Verboort area.

Can I replace a garage door in a Forest Grove historic district?

The city lists Walker-Naylor, Clark and Painter's Woods as historic districts. We could not verify whether a garage door replacement there needs review, so call the city's Senior Planner at 503-992-3233 before you choose a new door.

What do I do if the power is out and my garage door will not open?

Pull the red cord to release the door from the opener and lift it by hand, but only if the springs are in good shape. If the door feels very heavy or drops, a spring may be worn, so stop and call us. Forest Grove Light & Power lists an after-hours emergency line at 503-412-2444.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
