1980s subdivisions beside new River Terrace streets

According to the Census Bureau's 2020-2024 American Community Survey, Tigard has about 23,900 housing units and a median year built of 1988. About 57 percent are single-family detached houses and about 9 percent are attached, so roughly two thirds of homes are houses or attached homes. About 29 percent of homes were built in 2000 or later, including roughly 4,000 units since 2010.

Builder and listing pages describe River Terrace in the west as an area with active new-home sales, and the Tigard Chamber says Bull Mountain is turning from farmland into the city's newest neighborhood. The city page says Tigard does not enforce homeowner association rules, so check your association yourself before you change a door. We could not verify any rules for named communities.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Tigard weather does to a garage door

Tigard has no NOAA station of its own, so we use the nearest ones in Beaverton: about 39 inches of precipitation a year on about 96 days, about 42 nights at or below 32 degrees and about 15 days at 90 degrees or higher, from NOAA's 1991-2020 normals. Use roughly 36 to 40 inches for the Tigard area. That much damp rusts springs, cables, tracks and hinges and wears bottom seals.

PGE reported restoring more than 524,600 customers after the January 2024 storms, which brought extreme wind on January 13 to 15 and freezing rain later that month. That figure covers PGE's whole service area, not only Tigard. When the power fails, the opener will not lift the door, so know where your manual release is, and ask us about a battery-backup opener if outages worry you.

Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a freeze or a wind storm, look at the tracks before you run the opener.

  • Know where the manual release is
  • Lubricate rollers and hinges twice a year
  • Check tracks after wind or ice

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Rules to know

Opener safety, permits and design rules in Tigard

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Tigard is its own city. The Permit Center is at City Hall, 13125 SW Hall Boulevard, and the Building line is 503-718-2439. The city's "when you need a permit" page says no building permit is required for door and window replacement where no structural member is changed. It does not name garage doors or openers, so we could not confirm whether a garage door replacement counts. Ask the Building Division before the work. The page also says a building permit exemption does not cover the planning rules in Title 18 of the Tigard Municipal Code, such as setbacks and zoning; the planner on duty is at 503-718-2421. Changing the opening or header is a structural change. See tigard-or.gov.

State rules. Oregon law (ORS 455.310) says upkeep on a single-family home and its private garage should not need permits or fees if it does not conflict with structural and fire and life-safety provisions, and the state's exempt list includes door and window replacements. Oregon also requires a Construction Contractors Board license for most repair and alteration work done for pay on residential property. We could not confirm which license class covers garage door work. You can check any contractor's license and bond at search.ccb.state.or.us or call the board at 503-378-4621.

FAQ

Tigard garage door repair: questions we hear

Is there garage door repair near me in Tigard?

Yes. Emil Garage Doors repairs garage doors in Tigard (ZIP 97223) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Tigard?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Tigard?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Tigard?

Tigard's street ZIP codes are 97223, north of McDonald Street, and 97224, the southern half. 97281 is a PO box. Call us if you are not sure we reach your address.

Do I need a permit to replace a garage door in Tigard?

The city says no building permit is needed for door and window replacement where no structural member is changed, but it does not name garage doors, so we could not confirm it for a garage door. Call the Building Division at 503-718-2439 before you order.

Do you service homes in River Terrace and on Bull Mountain?

Yes. River Terrace is one of Tigard's newest areas, and the Bull Mountain area is changing from farmland to new homes. Tell us your cross street when you call and we book the soonest visit.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
