What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

What Tualatin weather does to a garage door
Tualatin has no NOAA station of its own, so we use the nearest ones in Beaverton and Aurora. From NOAA's 1991-2020 normals, the July high is near 82 degrees, the January low is near 34, about 42 nights a year are at or below 32, and the area gets roughly 39 to 40 inches of precipitation a year, mostly from November through March. That much damp rusts springs, cables, tracks and hinges and wears bottom seals.
OPB reported that the February 12 to 14, 2021 ice storm left more than 350,000 residents of the Portland area without power at the peak. That is a metro-wide figure and we could not confirm a Tualatin count. When the power fails, the opener will not lift the door, so know where your red manual-release cord is.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a freeze, look at the tracks and the bottom seal before you run the opener.
- Know where the manual release is
- Lubricate rollers and hinges twice a year
- Check the bottom seal after wet winters

Opener safety, permits and design rules in Tualatin
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Tualatin is its own city. The Building Division is at 10699 SW Herman Road and takes general building questions at 503-691-3044. According to a summary of the city's permit guidance, door and window replacements do not need a building permit unless a structural member such as a header is changed, and work started before a permit is issued can be charged an extra fee. We could not confirm that the city counts a garage door replacement or an opener swap as a door replacement, so call the Building Division before you order. See tualatinoregon.gov.
State rules. Oregon law (ORS 455.310) says repairs and maintenance on a single-family home and its private garage should not need permits or fees, and the state's exempt list includes door and window replacements, as long as the work does not harm the structure. Oregon also requires a Construction Contractors Board license for most repair and alteration work done for pay on residential property. We could not confirm which license class covers garage door work. You can check any contractor's license and bond at search.ccb.state.or.us or call the board at 503-378-4621.

Tualatin garage door repair: questions we hear
Is there garage door repair near me in Tualatin?
Yes. Emil Garage Doors repairs garage doors in Tualatin (ZIP 97062) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Tualatin?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Tualatin?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Tualatin?
Tualatin's street ZIP code is 97062. Call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Tualatin?
A summary of the city's guidance says door and window replacements do not need a permit unless a structural member is changed, but it does not clearly name garage doors, so we could not confirm it for a garage door. Call the Building Division at 503-691-3044 before you order.
Do you service homes near Bridgeport Village and Nyberg Road?
Yes. We serve homes across Tualatin, including the streets near Bridgeport Village and SW Nyberg Street. Tell us your cross street when you call and we book the soonest visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
