Oswego Lake is a 405-acre lake managed by the private Lake Oswego Corporation. The city says being exempt from a permit does not allow work that breaks zoning rules such as setbacks, height and lot coverage, and it lists a planning line at 503-635-0290. We could not verify any association or design rules for specific areas, so check yours before you change a door.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

What Lake Oswego weather does to a garage door
Lake Oswego has no NOAA normals station of its own. The nearest sites in Portland and Beaverton give roughly 39 to 44 inches of precipitation a year, about 11 to 15 days at 90 degrees or higher and between about 18 and 42 nights at or below 32 degrees, from NOAA's 1991-2020 normals. Damp seasons rust springs, cables, tracks and hinges, swell wood trim and wear bottom seals.
The June 2021 heat dome pushed Portland to 116 degrees on June 28, according to Wikipedia, and the February 2021 ice storm left more than 350,000 PGE customers without power at the peak, per OPB. Both accounts cover the whole metro area, not Lake Oswego alone. Heat adds load to opener motors and can warp thin panels, and an ice outage means you may need the manual release.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look at the tracks and springs before you run the opener.
- Know where the manual release is
- Lubricate rollers and hinges twice a year
- Check bottom seals for gaps

Opener safety, permits and design rules in Lake Oswego
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Lake Oswego is its own city, so its rules come from the City of Lake Oswego. The Building Department's Permit Center is at City Hall, 380 A Avenue, second floor, phone 503-635-0390, open Monday to Friday 8 a.m. to noon. The city's exemptions page sends readers to section R105.2 of the Oregon Residential Specialty Code for work that needs no permit, says being exempt does not allow work that violates a law, and says zoning rules still apply. It does not name garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the Permit Center before the work. The city also lists its own electrical permit application and an electrical inspector, and we could not confirm whether a new opener circuit needs a permit. Applications and inspections go through Oregon's online e-permitting system. See lakeoswego.city.
State rules. Oregon law (ORS 455.310) says upkeep on a single-family home and its private garage should not need permits or fees if it does not conflict with structural and fire and life-safety provisions, and the state's exempt list includes door and window replacements. Oregon also requires a Construction Contractors Board license for most repair and alteration work done for pay on residential property. We could not confirm which license class covers garage door work. You can check any contractor's license and bond at search.ccb.state.or.us or call the board at 503-378-4621.

Lake Oswego garage door repair: questions we hear
Is there garage door repair near me in Lake Oswego?
Yes. Emil Garage Doors repairs garage doors in Lake Oswego (ZIP 97034) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lake Oswego?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lake Oswego?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lake Oswego?
Lake Oswego's street ZIP codes are 97034 and 97035. Call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Lake Oswego?
We could not confirm that. The city's exemptions page points to the state code and does not name garage doors, so call the Permit Center at 503-635-0390 before you order. Changing the header or opening size is a structural change.
Can you repair a townhome or condo garage door in Lake Oswego?
Yes. About 16 percent of Lake Oswego homes are in buildings of five or more units, so shared doors are part of the mix. Tell us whether the door is yours alone or shared, and check with your association before a replacement.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
