What customers say
Real reviews from our Google listing, copied as the customers wrote them.
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Townhomes, 1980s subdivisions and planned communities
According to the Census Bureau's 2020-2024 American Community Survey, Beaverton has about 42,800 housing units and a median year built of 1987. About 42 percent are single-family detached houses, about 11 percent are attached and about 38 percent are in buildings of five or more units, a high share. That means many garage doors here are townhome or condo doors, often shared by one building.
The city has 13 neighborhoods, including Central Beaverton, Five Oaks, Greenway, Sexton Mountain and West Slope, according to Wikipedia. Listing and builder pages describe Murrayhill as an established planned community and South Cooper Mountain as an area with active new-home builders. We could not verify any association rules, so check yours before you change a door.

What your garage door is telling you in Beaverton
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.

What Beaverton weather does to a garage door
NOAA's 1991-2020 normals put the Nature Park station in Beaverton at about 39 inches of precipitation a year on about 96 days, with December the wettest month at 6.3 inches. The nearby Beaverton 2 SSW station averages about 42 nights a year at or below 32 degrees and about 15 days at 90 degrees or higher. Constant damp rusts springs, cables and hinges, swells wood trim and wears bottom seals.
Weather in the Portland area can be harsh in a few days. The February 2021 ice storm left more than 350,000 people without power at the peak, and in September 2020 the Portland area sat under smoke-filled skies, according to OPB and Wikipedia. Both accounts cover the whole metro area, not Beaverton alone. After a storm, check the tracks and springs for ice damage, and after smoky days wipe dust from the sensors so they read correctly.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse by placing a board under the door.
- Wipe sensors after smoky days
- Lubricate rollers and hinges twice a year
- Check bottom seals for gaps

Opener safety, permits and design rules in Beaverton
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Beaverton is its own city. The Building Division is in the Community Development Department at 12725 SW Millikan Way, fourth floor, phone 503-526-2403, with a permit counter Monday to Thursday 8:30 to 4:30 and closed Fridays. Applications go through the city's electronic permitting system, BEPS. We found no Beaverton page that lists exempt work or names garage doors, so we could not confirm whether a garage door replacement needs a permit. The city also issues electrical permits, and we could not confirm whether a new opener circuit needs one. Call the Building Division before the work or visit beavertonoregon.gov.
State rules. Oregon law (ORS 455.310) says upkeep on a single-family home and its private garage should not need permits or fees if it does not conflict with structural and fire and life-safety provisions, and the state's exempt list includes door and window replacements. Oregon also requires a Construction Contractors Board license for most repair and alteration work done for pay on residential property. We could not confirm which license class covers garage door work. You can check any contractor's license and bond at search.ccb.state.or.us or call the board at 503-378-4621.

Beaverton garage door repair: questions we hear
Is there garage door repair near me in Beaverton?
Yes. Emil Garage Doors repairs garage doors in Beaverton (ZIP 97005) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Beaverton?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Beaverton?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Beaverton?
Beaverton's street ZIP codes are 97003, 97005, 97006, 97007, 97008 and 97078, and several are shared with nearby Aloha. 97075 and 97076 are PO boxes. Call us if you are not sure we reach your address.
Can you repair a townhome or condo garage door in Beaverton?
Yes. About 38 percent of Beaverton homes are in buildings of five or more units, so shared doors are common. Tell us whether the door is yours alone or shared, and check with your association before a replacement.
Do I need a permit to replace a garage door in Beaverton?
We could not confirm that. The city site does not list garage doors, so call the Building Division at 503-526-2403 before you order. Changing the header or opening size is a structural change.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
