Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

A city of 1960s and 1970s ranches and a large 55-plus community
According to the Census Bureau's 2020-2024 American Community Survey, Woodburn has about 9,900 housing units. About 64 percent are single-family detached houses, about 19 percent are in buildings of five or more units and about 7 percent are mobile homes. The median year built is 1978, and about 44 percent of homes date from 1960 to 1979, so original doors, springs and openers are often 40 years old or more.
Wikipedia describes Woodburn Estates, between Interstate 5 and North Boones Ferry Road, as the largest 55-plus retirement community in Oregon, with 1,510 single-family homes and a private golf course. We could not verify the association's rules on garage doors, so ask the association before you change a door there. The Jesse H. Settlemier House on Settlemier Avenue is listed on the National Register of Historic Places, and we could not verify any historic review for garage doors.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What your garage door is telling you in Woodburn
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.

What Woodburn weather does to a garage door
Woodburn has no NOAA normals station of its own, so we use Aurora State Airport about 13 km to the north-north-east. From NOAA's 1991-2020 normals it shows about 39.6 inches of precipitation a year, with 5.5 to 6.2 inches in each of the wettest winter months and about half an inch in July and August. About 39 nights a year fall to 32 degrees or lower, and July highs are near 83. That much damp rusts springs, cables, tracks and hinges and wears bottom seals.
The February 2021 ice storm left more than 350,000 residents without power at the peak, according to OPB, and the city of Salem and Marion County both declared states of emergency; those reports cover the region, not Woodburn alone. According to the city's utilities page as summarized in a search result, Portland General Electric is the main electricity provider. When the power fails the opener will not lift the door, so know where your manual release is.
Before winter, wipe the tracks, lubricate the rollers and hinges, check the bottom seal for gaps and test the safety reverse. After a freeze or a wind storm, look at the tracks before you run the opener.
- Check bottom seals before the wet season
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Woodburn
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Woodburn is its own city, so its rules come from the City of Woodburn. The Building Department is at City Hall, 270 Montgomery Street, phone 503-982-5250. We could not read the city's building page directly, only a search summary of it, which says the city issues structural, mechanical, fire alarm and sprinkler permits and Marion County issues electrical and plumbing permits inside the city, with applications through Oregon ePermitting. Nothing we found names garage doors, door replacement or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the Building Department before the work. Marion County Building Inspection is at 5155 Silverton Road NE in Salem, phone 503-588-5147. See woodburn-or.gov.
State rules. Oregon law (ORS 455.310) says upkeep on a single-family home and its private garage should not need permits or fees if it does not conflict with structural and fire and life-safety provisions, and the state's exempt list includes door and window replacements. Oregon also requires a Construction Contractors Board license for most repair and alteration work done for pay on residential property. We could not confirm which license class covers garage door work. You can check any contractor's license and bond at search.ccb.state.or.us or call the board at 503-378-4621.

Woodburn garage door repair: questions we hear
Is there garage door repair near me in Woodburn?
Yes. Emil Garage Doors repairs garage doors in Woodburn (ZIP 97071) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Woodburn?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Woodburn?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Woodburn?
Woodburn uses ZIP code 97071. Call us if you are not sure we reach your address, for example on the farmland edge of the city.
Do I need a permit to replace a garage door in Woodburn?
We could not confirm that. The city pages we found do not mention garage doors, so call the Building Department at 503-982-5250 before you order. Changing the header or the size of the opening is a structural change.
Do you service garage doors in Woodburn Estates?
Yes. Woodburn Estates is a large 55-plus community, and its association may have rules on door style and color. Check them before you choose a new door and tell us when you call so we can plan the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
