Streets from the 1970s and 1990s on old river bottomland
According to the Census Bureau's 2020-2024 American Community Survey, Keizer has about 15,200 housing units. About 64 percent are single-family detached houses, about 10 percent are in buildings of two to four units and about 4 percent are mobile homes. The median year built is 1981, about one home in four dates from the 1970s and one in five from the 1990s, so many original doors, springs and openers are 30 years old or more.
Wikipedia says the original settlement near the Willamette River suffered in the flood of 1861 and that floods in the 1940s slowed growth until dams were built in the 1950s. The Keizer Heritage Community Center, the restored 1916 school, is described as the only public historic building in the city. We could not verify any historic review or homeowner association rules for garage doors, so ask the city or your association before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original openers on 1970s homes
- Wide doors on 1990s subdivision homes

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

What Keizer weather does to a garage door
Keizer has no NOAA normals station of its own, so we use Salem's McNary Field about 11 km to the south-south-east. From NOAA's 1991-2020 normals it shows about 40 inches of precipitation a year on about 148 days, with 6 to 7 inches in each of the wettest winter months and under half an inch in July and August. About 49 nights a year fall to 32 degrees or lower, and July highs are near 83. That much damp rusts springs, cables, tracks and hinges and wears bottom seals.
During the February 2021 ice storm the city of Salem and Marion County declared states of emergency, and the Salem airport reached 117 degrees on June 28, 2021, according to the Oregon Encyclopedia. Both reports cover the Salem area, not Keizer alone. The city's utility page lists both Portland General Electric and Salem Electric customers. When the power fails the opener will not lift the door, so know where your manual release is.
Before winter, wipe the tracks, lubricate the rollers and hinges, check the bottom seal for gaps and test the safety reverse. After an ice storm or a hot spell, look at the tracks and springs before you run the opener.
- Check bottom seals before the wet season
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Keizer
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Keizer is its own city, so its rules come from the City of Keizer. The Building Permit Division is at City Hall, 930 Chemawa Road NE, phone 503-856-3440, open Monday to Friday 8 am to 5 pm. The city's page says you will likely need a permit if you are changing walls, windows or doors, and that there are some exceptions. It does not name garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the division before the work. The city works with Marion County, whose Building Inspection office is at 5155 Silverton Road NE in Salem, phone 503-588-5147, and electrical permits with plan review go to the county. See keizeror.gov.
State rules. Oregon law (ORS 455.310) says upkeep on a single-family home and its private garage should not need permits or fees if it does not conflict with structural and fire and life-safety provisions, and the state's exempt list includes door and window replacements. Oregon also requires a Construction Contractors Board license for most repair and alteration work done for pay on residential property. We could not confirm which license class covers garage door work. You can check any contractor's license and bond at search.ccb.state.or.us or call the board at 503-378-4621.

Keizer garage door repair: questions we hear
Is there garage door repair near me in Keizer?
Yes. Emil Garage Doors repairs garage doors in Keizer (ZIP 97303) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Keizer?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Keizer?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Keizer?
Keizer's street ZIP code is 97303; 97307 is a PO box. Many mailing addresses in Keizer also say Salem. Call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Keizer?
The city says you will likely need a permit if you are changing walls, windows or doors, but it does not name garage doors, so we could not confirm it for a garage door. Call the Building Permit Division at 503-856-3440 before you order.
Do you service garage doors in Salem as well as Keizer?
Yes. Salem touches Keizer on its south and east sides, and we serve both cities. Tell us your cross street when you call so we can plan the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
