| North and north-east Salem | Portland Road NE, Hazelgreen Road NE and Sunnyview Road NE | Mixed ages; 1970s and later homes |

Pre-1960 neighborhoods, 1970s streets and hillside subdivisions
According to the Census Bureau's 2020-2024 American Community Survey, Salem has about 71,100 housing units. About 58 percent are single-family detached houses, about 23 percent are in buildings of five or more units and about 5 percent are mobile homes. The median year built is 1980. About 23 percent of homes date from before 1960 and about 17 percent from the 1970s, so door and opener ages vary a lot from street to street.
Salem has two National Register historic districts near downtown: Gaiety Hill-Bush's Pasture Park, listed in 1986, and Court Street-Chemeketa Street, listed in 1987, according to National Park Service records. The city's permit page says historic buildings or properties may require historic design use review. We could not verify whether a garage door change triggers review, so ask the city before you choose a new door on an older street. According to Wikipedia, South and West Salem are the hilliest areas.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

- Historic districts: ask before changing a door
- Wider doors on newer hillside homes

What Salem weather does to a garage door
NOAA's 1991-2020 normals for Salem's McNary Field give about 40 inches of precipitation a year on about 148 days, with December the wettest month at 6.97 inches and July near a quarter of an inch. About 49 nights a year fall to 32 degrees or lower, and July highs are near 83. That much damp rusts springs, cables, tracks and hinges, swells wood doors and trim and wears bottom seals.
The Salem airport reached 117 degrees on June 28, 2021, according to the Oregon Encyclopedia. During the February 2021 ice storm the city and Marion County declared states of emergency, and Salem Reporter counted about 12,000 Salem customers still without power almost a week later. In September 2020 smoke from the Santiam Canyon fires pushed Salem's air quality index above 400, according to news reports. Heat loads opener motors and ice outages mean you may need the manual release, so know where it is.
Before winter, wipe the tracks, lubricate the rollers and hinges, check the bottom seal for gaps and test the safety reverse. After a storm or a smoky stretch, look at the tracks and seals before you run the opener.
- Check bottom seals before the wet season
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Salem is its own city, so its rules come from the City of Salem. The Permit Application Center is at 440 Church Street SE, 5th Floor, phone 503-588-6256. The city's permit page lists replacing residential doors and windows where the structure is not changed as work that needs no permit, lists repairing doors among work that may need one under certain circumstances, and says a permit is always required for electrical work, including adding outlets. It never names garage doors or openers, so we could not confirm whether a garage door swap counts as a door replacement. The city's exempt-work guide adds that being exempt from a building permit does not make work exempt from electrical, plumbing or mechanical permits. Ask the Building Department before the work. See cityofsalem.net.
State rules. Oregon law (ORS 455.310) says upkeep on a single-family home and its private garage should not need permits or fees if it does not conflict with structural and fire and life-safety provisions, and the state's exempt list includes door and window replacements. Oregon also requires a Construction Contractors Board license for most repair and alteration work done for pay on residential property. We could not confirm which license class covers garage door work. You can check any contractor's license and bond at search.ccb.state.or.us or call the board at 503-378-4621.

Salem garage door repair: questions we hear
Is there garage door repair near me in Salem?
Yes. Emil Garage Doors repairs garage doors in Salem (ZIP 97301) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Salem?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Salem?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Salem?
Salem's street ZIP codes include 97301, 97302, 97304, 97305 and 97306. 97303 is shared with Keizer, and 97307, 97308 and 97309 are PO boxes. Call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Salem?
The city says replacing residential doors where the structure is not changed needs no permit, but it never names garage doors, and electrical work always needs one. We could not confirm the rule for a garage door, so call the city at 503-588-6256 before you order.
Can I change a garage door in a historic part of Salem?
The city says historic buildings or properties may require historic design use review. Gaiety Hill-Bush's Pasture Park and Court Street-Chemeketa Street are National Register districts near downtown. We could not verify whether a garage door change needs review, so ask the city before you choose a new door.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
