A river city with historic districts and homes from the early 1980s
According to the Census Bureau's 2020-2024 American Community Survey, Albany has about 22,800 housing units and a median year built of 1983. About 60 percent are single-family detached houses, about 8 percent are attached, about 15 percent are in buildings of five or more units, about 6 percent are mobile homes, and 58.9 percent of occupied homes are owner-occupied. Many original doors and openers are now 40 years old or more.
Wikipedia says Albany has four historic districts, including the Monteith, Hackleman and downtown commercial districts, with more than 700 historic buildings built mostly between 1840 and 1920. The city sits where the Calapooia and Willamette rivers meet, and a smaller part of it, North Albany, is in Benton County. We could not verify building materials, garage door types or named homeowner associations, so tell us what your door looks like when you call.

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Albany weather does to a garage door
Albany has no NOAA temperature station of its own, so we use the nearest one, Corvallis State University, about 8 km west of downtown. Its 1991-2020 normals show a July high near 83 degrees, a January low near 34, about 54 nights a year at or below 32, and about 43 inches of precipitation a year; rain gauges in Albany read about 43 to 45 inches. That much damp rusts springs, cables, tracks and hinges, swells wood doors and wears bottom seals.
Wikipedia says Albany reached 110 degrees on June 27, 2021 and that the Columbus Day Storm of October 1962 devastated the area. The governor said more than 330,000 Oregonians lost power in the February 2021 ice storm, mostly in the Willamette Valley, but we could not confirm an Albany outage count. When the power fails, the opener will not lift the door, so know where your red manual-release cord is.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a freeze or a hot spell, check the bottom seal and watch how smoothly the door runs.
- Know where the manual release is
- Lubricate rollers and hinges twice a year
- Check the bottom seal after wet winters

Opener safety, permits and design rules in Albany
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Albany is its own city. The Community Development Building Division is at 333 Broadalbin Street SW, building line 541-917-7553. The city's list of one- and two-family work exempt from permits names door and window replacements where no structural member is changed, says plumbing, electrical and mechanical work still need separate permits, and says projects in a historic, floodplain, wetland or riparian overlay may need Planning review at 541-917-7550. The list does not name garage doors, so we could not confirm that the city counts a garage door as a door replacement. Call the Building Division before you order. See cityofalbany.net.
State rules. Oregon law (ORS 455.310) says repairs and maintenance on a single-family home and its private garage should not need permits or fees, and the state's exempt list includes door and window replacements, as long as the work does not violate the intent of the structural and fire and life safety rules. Oregon's Construction Contractors Board says a license is required for any construction business that advertises, offers or bids construction, remodeling or repair work. We could not confirm which license class covers garage door work. You can check any contractor's license at search.ccb.state.or.us or call the board at 503-378-4621.

Albany garage door repair: questions we hear
Is there garage door repair near me in Albany?
Yes. Emil Garage Doors repairs garage doors in Albany (ZIPs 97321 and 97322) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Albany?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Albany?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Albany, Oregon?
Albany's street ZIP codes are 97321 and 97322. Call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Albany?
The city lists door and window replacements with no structural change as exempt from building permits, but it does not name garage doors, so we could not confirm it. Electrical work such as new opener wiring needs its own permit. Call the Building Division at 541-917-7553 before you order.
Do you service homes in the historic districts and North Albany?
Yes. We serve all of Albany, including the homes near downtown and the Monteith and Hackleman districts, and North Albany across the Willamette River. In a historic overlay the city may want Planning review, so ask it before you order a new door.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
