I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

A university city, with homes from the late 1970s and many rentals
According to the Census Bureau's 2020-2024 American Community Survey, Corvallis has about 25,600 housing units and a median year built of 1978. About 47 percent are single-family detached houses, about 6 percent are attached, about 32 percent are in buildings of five or more units, and only 41.7 percent of occupied homes are owner-occupied, so many doors belong to rental homes. Many original doors and openers are now 45 years old or more.
Wikipedia says Corvallis is the home of Oregon State University, whose main campus sits at the edge of the main downtown area, and that the city grew westward toward the campus, in what is now the College Hill West Historic District. We could not verify building materials, garage door types or named homeowner associations, so tell us what your door looks like when you call.
Give us your cross street and ZIP, the number of doors and what yours does when you press the button, and we book the soonest visit. If you rent, ask your landlord or property manager first; we can speak to them directly.

What your garage door is telling you in Corvallis
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.

What Corvallis weather does to a garage door
Corvallis has no NOAA temperature station inside the city, so we use the nearest one, Corvallis State University, about 10 km northeast of downtown. Its 1991-2020 normals show a July high near 83 degrees, a January low near 34, about 54 nights a year at or below 32, and about 43 inches of precipitation a year; rain gauges in the city read about 44 to 49 inches. That much damp rusts springs, cables, tracks and hinges, swells wood doors and wears bottom seals.
Wikipedia says rainfall varies across the city, from about 44 inches a year at Oregon State University to about 66 inches in the far northwest hills, that snow is rare, and that thick winter fog can cut visibility to as little as 20 feet. The governor said more than 330,000 Oregonians lost power in the February 2021 ice storm, mostly in the Willamette Valley, but we could not confirm a Corvallis outage count. When the power fails, the opener will not lift the door, so know where your red manual-release cord is.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a long wet spell, check the bottom seal and watch how smoothly the door runs.
- Know where the manual release is
- Lubricate rollers and hinges twice a year
- Check the bottom seal after wet winters

| The northwest hills | The foothills of the Coast Range, which Wikipedia says get more rain than the valley floor | Doors on homes on the slopes |

Opener safety, permits and design rules in Corvallis
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Corvallis is its own city. Development Services is at 501 SW Madison Avenue, phone 541-766-6929, and its structural permit page lists adding a window or door opening on a one- or two-family home as needing a permit, says certain work may be exempt, and points to Section R105.2 of the Oregon Residential Specialty Code. The page does not mention garage doors or openers, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask Development Services before you order. See corvallisoregon.gov.
State rules. Oregon law (ORS 455.310) says repairs and maintenance on a single-family home and its private garage should not need permits or fees, and the state's exempt list includes door and window replacements, as long as the work does not violate the intent of the structural and fire and life safety rules. Oregon's Construction Contractors Board says a license is required for any construction business that advertises, offers or bids construction, remodeling or repair work. We could not confirm which license class covers garage door work. You can check any contractor's license at search.ccb.state.or.us or call the board at 503-378-4621.

Corvallis garage door repair: questions we hear
Is there garage door repair near me in Corvallis?
Yes. Emil Garage Doors repairs garage doors in Corvallis (ZIPs 97330 and 97333) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Corvallis?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Corvallis?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Corvallis?
Corvallis's street ZIP codes are 97330 and 97333, and 97331 covers the Oregon State University campus. Call us if you are not sure we reach your address.
Do I need a permit to replace a garage door in Corvallis?
The city's structural permit page lists adding a window or door opening as needing a permit and says certain work may be exempt, but it does not mention garage doors, so we could not confirm it. Call Development Services at 541-766-6929 before you order.
Do you service rental homes and apartment garages near the university?
Yes. If you rent, ask your landlord or property manager first; we can speak to them directly. Tell us your cross street when you call and we book the soonest visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
